The property is situated at the end of a no-through road approximately 2 miles from the picturesque and unspoilt South Cornish coastline, much of which is in the ownership of The National Trust. The nearest beach is at Downderry whilst for sailing enthusiasts The Quay Sailing Club at St. Germans affords access to the beautiful Lynher River which in turn opens to the Tamar River and Plymouth Sound. St. Germans is approximately three miles distant and benefits from a range of local amenities including a main line railway station linking with Plymouth and London Paddington. St. Germans is also home to the historic Port Eliot Estate with its fascinating park, gardens and house. Further down on the Rame Peninsula is Polhawn Fort, a Napoleonic Fort that overlooks Whitsand Bay and is now home to weddings throughout the year, a ready source of guests for Higher Treyone. The historic naval port of Plymouth is approximately 15 miles distant and offers extensive cultural, recreational and educational facilities including three theatres, Drake Circus Shopping Centre, sporting facilities and a university. The Barbican area is renowned for its art galleries, bars and eating places and the port has regular cross channel ferry services to Brittany and North Spain. The Property Purchased around 9 years’ ago, Higher Treyone has been lovingly developed and improved by the vendors to create a manageable holiday cottage complex that offers accommodation of the highest standard. At the heart of the holding is the attractive broad-fronted farmhouse overlooking its gardens, swimming pool and countryside beyond. Retaining a wealth of traditional features the residence offers extremely comfortable family accommodation. Opposite the farmhouse is Higher Treyone Farm Cottage which affords one bedroom accommodation and is fully residential, ideal for an extended family or, indeed, inclusion within the letting business. The three holiday cottages have been thoughtfully and sensitively converted by the current owners to offer impressive accommodation that enjoys excellent levels of business and repeat booking. Surrounding the properties are mature gardens together with useful outbuildings. The Farmhouse Thought to date back to the mid-19th century, the farmhouse faces approximately west and boasts a mixture of rendered and exposed stone elevations. Extending to some 2300sq. ft. in size, the accommodation retains a wealth of traditional features including exposed beams and slate flag floors. On the ground floor is a traditional oak kitchen with oil fired Heritage range, a spacious open-plan sitting room/dining room with fireplace, snug with wood-burning stove, sun room with fabulous vistas, reception hall, utility room and cloakroom. To the first floor is found the master bedroom suite complete with a beautifully appointed en- suite wet room and three further bedrooms (one en-suite) and family bathroom in a period style with free-standing slipper bath. Higher Treyone Farm Cottage Directly opposite the main farmhouse, Higher Treyone Farm Cottage offers comfortable accommodation with retained features. The property is entered to a conservatory which in turn opens to a side lobby and cloakroom and the open-plan living area. To the first floor there is a landing, bedroom and a shower room. Milkmaids Cottage and Millers Cottage are attached to one another whilst Meadows Cottage is attached to the farmhouse. Milkmaids Cottage Beautifully appointed throughout, perfectly blending traditional features with contemporary style, Milkmaids Cottage is arranged in a reverse level design with a spacious open-plan living area to the first floor and two double bedrooms and a bathroom on the ground floor. Extensive use has been made throughout of oak together with contemporary detailing such as sanitaryware. Millers Cottage Similar in style to Milkmaids Cottage, Millers Cottage is again of a reverse level style with the magnificent 41’ long open-plan vaulted living area situated to the first floor, complete with high vaulted ceiling, exposed timbers, pointed stonework and wood- burning stove. On the ground floor are found two bedrooms (one-en suite) together with a contemporary bathroom. Milkmaids Cottage Meadows Cottage Again, beautifully presented throughout, Meadows Cottage affords flexible accommodation which can be self-contained on the ground floor. Approached through a reception hall, the accommodation includes two ground floor bedrooms (one en-suite) a family bathroom and an open-plan living area with full height windows and French doors opening on to a slate sun terrace and enjoying majestic views over the garden and countryside beyond. A staircase leads to the first floor where there is a superb master bedroom, again enjoying wonderful views and Millers Cottage Meadows Cottage Meadows Cottage benefitting from a quality en-suite shower room. Magazine of the St. Germans and Deviock Parishes & Councils Volume 32 (4) June 2018 Nature A warm afternoon in the Seaton Valley in mid May enabled me to familiarize myself again with a few insects in the family Odonata, in other words dragonflies and damselflies. The latter are small and delicate but with patience there were four species to observe. The Large Red Damselfly is the earliest of the group to emerge and I usually find it in April. Some pairs were ovipositing. Next came the Azure Damselfly, the males of which are variegated blue and black, and the generally dark Blue-tailed Damselfly. The most striking of the four was the Beautiful Demoiselle, a larger species with a blue-green metallic body. It is a feature of unpolluted, fast-flowing streams though it was found along the path not too far away from the river. The only dragonfly encountered was the Four-spotted Chaser, much larger than the damselflies, and found well away from water. Soon I hope to see the impressive, black and yellow Golden-ringed Dragonfly, which often occurs along country lanes and is quite able to eat the occasional bumblebee. Alan Payne Seaton Butterfly garden. We are down to two volunteers, and we have been doing as much as we can, but it is not enough to keep this garden from becoming overgrown, and just grass and weeds. We would like some volunteers to come forwards to help, we would like anyone who can spare an hour or two to come and join us to clear up this lovely haven.
