There is an excellent selection of schools in the area including the highly rated Amherst School and several preparatory schools in and around Sevenoaks. Tonbridge and Tunbridge Wells have Boys and Girls Grammar Schools.

Leisure facilities include Golf at Wildernesse and Knole in Sevenoaks, and Nizels at , which has a Private Health and Fitness Centre, Sevenoaks Leisure Centre and sailing at Chipstead Lakes.

The property itself is located towards the end of Bessels Green Road, adjoining woodland to the north and backing onto fields. The plot is well screened from the lane and neighbours.

Description

The house is understood to have been built c1900, however its character is that of an older Tudor house displaying features such as timber framing, exposed and box beams, lead light windows, interior wood panelling, drop latch wooden doors, wooden floorboards and large inset fireplaces.

The property is beautifully presented and, in more recent years, has been sympathetically extended to the rear to provide an exceptional open plan kitchen/breakfast/family room and a master bedroom suite on the first floor.

There are three reception rooms plus a study (that could be utilised as a ground floor bedroom, if required, as it has an en suite bathroom). Each of the three reception rooms, plus the kitchen/family room, have feature fireplaces, two of which are open and two of which house wood burning stoves.

There are lovely polished wooden floorboards in the drawing room, dining room, kitchen/family room and utility room.

The beautifully fitted kitchen comprises a substantial wood topped central island; granite topped base, wall and larder units; a 4-door AGA plus conventional electric oven; butler style sink plus prep sink with waste disposal unit; integrated dishwasher and twin fridge/freezers. The adjoining utility room has matching units with woodblock worktop, butler style sink and space for concealing a washer/dryer. Arranged over the first floor are 6 bedrooms including a master suite with dressing room and bathroom, 3 more double bedrooms and two smaller bedrooms. There are two family bathrooms and a separate W.C.

There is also a useful cellar store and an attic that spans the length of the house. Accompanying the house is a magnificent timber framed barn. The current owners use this for housing guests and as a pool house in the summer. There is a wonderful open plan recreation room on the first floor, which spans the entire length of the barn and has a beautiful vaulted ceiling, exposed beams and a bay window with box seating. There are two additional rooms on the first floor and on the ground floor there is a sitting room with kitchen area and shower room. The Barn also incorporates garaging for four cars.

Outside Byways boasts a most impressive south-west facing landscaped garden to the rear with views over neighbouring farmland. The garden comprises three levels of lawn approached via stone steps, beyond which is a mixed orchard with hard tennis court and an octagonal summerhouse.

Beside the Barn is the swimming pool with surrounding terrace. The swimming pool itself comprises two interconnecting circular pools including a children’s shallow pool. The back of the house is bordered by stone paved terraces, which can be accessed from the drawing room, kitchen and utility room. There is a further seating area to one end of the middle lawn that overlooks a charming children’s Wendy House. Built in the style of the main house, this two storey building has power and lighting and its own little box hedged garden.

To the front, a gravel driveway stretches the length of the house, accessed from the lane via a five-bar electric gate with intercom entry system. A brick paved courtyard to the side of the house provides additional parking and access to the generous four bay garage.

There is a neatly maintained shrub border along the front of the house and a high, split level bank between the house and the lane.
