Ross-on-Wye has all the expected shops and services of an important market town, whilst a more extensive range is available at Cheltenham and Gloucester. Local facilities in Gorsley include a village shop, post office, and an inn, whilst Newent has further shops and amenities. There are excellent private schools in Monmouth, Hereford and Malvern and Cheltenham. The M50 (junction 3) is 1 mile to the west and provides fast access north to the M5 and West Midlands and south to the commercial centres of South Wales. The A417 gives a good link to the M4 and London. There are mainline rail stations at Hereford, Gloucester and Bristol. International airports are very convenient. There are golf courses at Ross on Wye, Newent and Upton Bishop. The River Wye flows through Ross-on- Wye, Newent and Upton Bishop, and provides both water activities and the setting for the Ross Festival; racing is at Chepstow, Worcester and Cheltenham; and there are lovely walks and rides through the surrounding countryside and in the nearby Forest of Dean. description of Property • Linton Hall lies at the end of a long tree-lined drive where it sits proudly looking out to the south-east over its gardens and paddocks with a wooded backdrop beyond. The house was built in 1888 largely of dressed Cotswold stone with decorative brick work and ornate cast iron balustrading. The bay windows to the front boast large sash windows which ensure that the principal reception and bedrooms are extremely light and enjoy extensive views. • The house is entered beneath a handsome porch with a pair of Doric columns and through a half-glazed front door into a large reception hall dominated by an impressive staircase with wide mahogany handrail which runs up past wide landings to all three floors. From the hall large panelled doors lead off to the main reception rooms with their high ceilings decorated with ornate coving and plasterwork, fine fireplaces, polished floorboards, picture rails and other expected architectural features. Combined with this are more modern facilities such as up-to-date kitchen and a comprehensive central heating system. • To the rear and side of the house runs a single storey stone range comprising of pantries and storage rooms but could be ideal for other usage. Continuing on from this is a more simple block and timber run of outhouses and car port. Coach House Cottage • The smart stone 2 bedroom Coach House Cottage lies to the rear and away from the house with separate parking. It has recently been refurbished and is currently let on an Assured Short hold Tenancy (see floorplan). Gardens & Grounds • The surrounding mature gardens give enormous presence to the house. Site Description and Proposal 1.1 The application site lies on the southern side of the B4221 at Gorsley and is formed of an undeveloped triangular parcel of land located at the eastern extreme of what one could reasonably regard as the village of Gorsley. The site is a “gateway site” with the development effectively representing the entrance to the village when approaching from Newent to the east. 1.2 The application site is triangular in shape with the apex of the triangle being at its eastern end. The land slopes markedly but gradually from west to east. In fact the land rises from approximately 68.12 m (AOD) to 82.18 m (AOD) – a difference of 14.06 metres. When approaching the site from the east (Newent) travelling west into the village the site is a materially higher level and any built development upon that land could be very apparent and prominent. 1.3 Along the southern boundary of the site is an important row of trees.
