Proposed - Computer Generated Image 18 CATHCART ROAD LONDON SW10 A DETACHED POST WAR FAMILY HOUSE WITH DETAILED PLANNING CONSENT TO DEMOLISH AND CREATE A LARGER CONTEMPORARY FAMILY HOME 18 CATHCART ROAD LONDON SW10 Location Located in the heart of west Chelsea and within the Boltons Conservation Area, Cathcart Road forms a quiet enclave of family houses some of which date back to the mid Victorian period. It is located north of Fulham Road (A308), between Hollywood Road and Redcliffe Road. The excellent shopping, restaurants and transport facilities in both Fulham Road and Brompton Road are located nearby. Further afield, a selection of five star hotels, London’s finest restaurants, international music venues, luxury shopping, leading museums and universities are all within close proximity thus making Cathcart Road an exceptional London address. Heathrow airport is approximately 14 miles away. Description The subject property comprises a detached post war family house probably constructed in the late 1960’s. The house is set back from the street and protected by a high wall. It is built of traditional brick construction, arranged over ground and two upper floors, with a current approximate Gross Internal Area of 320 sq m (3,444 sq ft). Planning and proposal On 12th August 2014, The Royal Borough of Kensington and Chelsea resolved to grant planning permission (PP/14/03098) for the demolition of the existing building and the erection of a part three, part two storey single family dwelling house, including off-street parking and new subterranean development and plant. Consent is granted subject to the condition that the development is commenced within three years of the date of this decision. Proposed Accommodation Please see floor plans and computer generated images of the proposed accommodation. BLDA (Architects) have confirmed that the approximate Gross Internal Area of the consented scheme is 576 sq m (6,193 sq ft). Historical Note According to the Survey of London, this part of Fulham Road traverses what was formerly an old settlement called ‘Little Chelsea’, with the first known references dating back to the early 17th century. From quite an early time, the area seems to have had the mixed character it retained into the early 19th century, with sizeable houses in private occupation by people of note, mingled with terraced cottages. This area of ‘Little Chelsea’ exemplified how the mixed social character of a group of houses built along one of the highways out of London did not necessarily presage rapid decline. In the early 1800’s, houses were occupied by wealthy retired tradesmen and city merchants, with poplars blowing in their front gardens, and the orchards and nursery grounds of south west Brompton behind them, ‘Little Chelsea’ continued as a description of this area into the 1850’s, but it seemed to have discontinued when land under the ownership of the Gunter family designed the surrounding streets during the 1850’s and 1860’s, comprising The Boltons, Gilston Road, Tregunter Road et al.
