It’s a part of the house in which we’ve spent a great many happy hours.”

Situated within the delightful Northamptonshire hamlet of Clay Coton is Manor Cottage, a picture perfect country home, which in part is believed to date back to the 16th Century.

“The house has had a fascinating history, and that was definitely part of its appeal when we first happened upon it,” says Paul. “It began life as two one-up-one- down workers cottages which in later years were combined to form one dwelling, but it then fell into a severe state of disrepair and interestingly many of the older residents of Clay Coton can remember playing in it as children. It was in such a terrible state that it was actually due to be knocked down, but a local lady went to great lengths to save it. She managed to have the building listed shortly before it was due to be demolished and since then it has been lovingly transformed it into a really beautiful home.”

“We too have done a great deal of work to enhance the property further, but everything has been done in an extremely sympathetic manner, so it retains all of its wonderful character and charm. We’ve actually refurbished the whole house from top to bottom, adding a lovely new kitchen and new bathrooms – all individually designed – and we also had a beautiful Vale garden room built, which again is very in keeping with the style of the building. It’s been a superb addition to the house and it has given us a really beautiful extra reception that creates a lovely connection to the garden. I’d say that the house now has the perfect balance of old and new: the kitchen has all the mod cons, one of the bathrooms has a computer controlled shower and we’ve also installed under-floor heating, so it’s essentially a modern home in the most beautiful period shell.”

“The house sits on around an acre of land, and the garden is wonderfully mature,” continues Paul. “We’ve always said that it seems to blend perfectly with the seasons, because no matter what the time of years it’s always extremely beautiful. It’s a real country cottage garden and one that consists of lots of different areas that are all very different, but all very attractive; we’re actually still discovering parts of it.”

“We’re surrounded by rolling green fields and our nearest neighbor is a couple of hundred yards away, so within the house and grounds you feel a million miles from anywhere,” says Paul. “However we can hop in the car and be in the centre of Rugby in around ten minuets, so everything we could possibly want or need is within easy reach.”*

Clay Coton is a very small village in the district of the county of Northamptonshire. The nearest large town is Rugby, Warwickshire, about 7 miles (11.3 km) away by road; there is a high-speed Virgin train service to Euston, London in 47 minutes. The village is dominated by the mediaeval former church of St. Andrew. Built in 1340, it was restored by Edmund Francis Law in 1866 but fell into disuse in the 1950s and was renovated as a private house in around 2000. Until 2002, despite the small size of the village, it included a public house, called the ‘Fox and Hounds’; it was later renamed the ‘Fox’. The Fox was renowned for its folk music nights and cask ales. Like the church, it has now been converted to a private dwelling house. Whilst the house enjoys an idyllic rural setting there is fast access to the extensive road networks (M1, M6 & A14). Junior schooling is available in nearby or Crick; Crick offers a wider range of shopping and public houses. There is a good selection of state senior schooling with School nearby and some excellent private schools including Bilton Grange, Hall and Rugby School.
