ARCHITECTURAL NARRATIVE DESIGN DEVELOPMENT PROPOSAL WALLACE ELEMENTARY SCHOOL JOHNSTON COMMUNITY SCHOOL DISTRICT

The existing Johnston Middle School will go through an extensive adaptive reuse construction project to become the new location for Wallace Elementary School.

The site will have minor changes to accommodate the elementary program. Bus drop-off and parking will move to the west end of the building. The west entrance will be a dedicated entrance for bussed students. The existing south drive will become the parent drop-off lane for the south entrance of the elementary school and the early childhood program. New outdoor playgrounds will be located on the northeast corner of the site for the elementary school. An early childhood playground will be located in the southwest corner of the site.

The new facility will meet the building codes that have been adopted since the Middle School was constructed. A new sprinkler system will be added to the entire building. Modifications have been made to the restrooms to meet new provisions of the ADA code for handicap accessibility. New energy efficient LED lights will replace existing lighting and the student wings will have new heating and ventilation systems.

Existing classroom wings will be entirely gutted on the interior to accommodate the new elementary program. The early childhood program will be housed in the southwest wing. The early childhood wing will feature ten studios, each with its own sink and toilet. There will be a student activity center with a reading area in the center of the studios. The early childhood area will also have both an outdoor and an indoor play area.

The kindergarten and 1st grade program will be in the next wing to the east. The kindergarten and 1st grade wing will feature ten studios, each with their own sink and toilet room. Each studio will have a moveable glass partition that will allow it to open onto a central student activity room.

The southeast and northeast building wings will be home to the 2nd and 3rd grades, and the 4th and 5th grades respectively. Each studio will have a moveable glass partition that will allow it to open onto smaller student activity areas.

Other areas of the school will receive new ceilings and finishes in the music rooms, auditorium and media center. The art department will be expanded for an elementary program with additional studio space. The administration area will have minor renovations to the west side to become principals’ offices and a reconfigured nurse’s suite. Corridors and the entrance lobby will be updated with new and finishes.

Exterior windows and unit heaters will be removed in the studios and replaced with windows with seating areas for students. Larger windows in the student activity areas would accommodate a small group of students for performances. Each wing will be identified with a different both on the exterior and interior for the student to easily find their way.

DIVISION 21 – Fire Protection Systems

A. 21 05 00 – Fire Protection Common Work Results

• All work shall conform to the most current version of all applicable codes and standards or the version adopted by the City of Johnston, State of Iowa and any other authority having jurisdiction. o International Fire Protection Code o NFPA – National Fire Protection Association o State and City Codes

• Design sprinkler system per NFPA 13 using performance requirements and design criteria required.

• Sprinkler system design shall be approved by Authority Having Jurisdiction (AHJ).

• Sprinkler system shall be hydraulically designed and have a density of at least that required by the hazard rating of the area protected.

B. 21 13 00 – Sprinkler System

• A new 6” fire protection water service with backflow preventer will be installed. o Static and residual water pressure will be confirmed with the water/fire department which may alter the size of the incoming service.

• The building will be protected by wet pipe fire protection system.

• Old ceilings will be removed and new ceilings will be installed in all areas to accommodate new sprinkler piping in the existing building.

• Install alarm devices in piping systems. A flow alarm switch shall be provided in the sprinkler riser and shall be wired into the fire alarm system.

• Wet-pipe sprinkler, above grade: Black steel, schedule 40. Threaded for 2” and smaller. Grooved for 2-1/2” and larger. CPVC will be allowed as an alternate piping material, at this time.

• Sprinkler heads within the building will be automatic-type with heat-responsive element and escutcheon. o Concealed type sprinkler heads will be used in all of the occupied areas of the building. o In unoccupied areas or storage rooms, upright or semi-recessed sprinkler heads will be used.

• Sprinkler temperatures required will be based on space usage and location.

• Install sprinkler piping with drains for complete system drainage.

• Inspector test station: Combination test and drain assembly. Angled design with tamper resistant test orifice, sight glass and identification plate. Bronze body, brass stem, impregnated Teflon seat, chrome coated brass ball, locking kit and steel handle allowing for positive stops at the test and drain positions. Tapped port in the valve body for relief valve and pressure gauge.

• Hose stations will be installed at the end of the stage as required by NFPA 13 for stages larger than 1,000 SF.

• Dry pendent sprinklers will be installed in freezers and coolers.

• A new fire department connection will be installed on the wall outside of the new water entrance room. It will have four (4) connections per Johnston Fire Department.

• The gymnasiums will be designed as an ordinary two hazard, per Johnston Fire Department.

DIVISION 22 – Plumbing System

A. 22 05 00 – Plumbing Common Work Results

• All work shall conform to the most current version of all applicable codes and standards or the version adopted by the City of Johnston, State of Iowa and any other AHJ. o International Building Code o International Mechanical Code o Uniform Plumbing Code o State and City Codes

B. 22 05 23 – Plumbing Valves

• Shutoff valves will be installed in the following locations : o Building water service entrance inside the building o All major branches tapping off of domestic water piping mains o Each restroom group

• In addition to the locations listed above, each plumbing fixture will have quarter turn angle stop shutoff valves.

• All valves will have valve tags permanently affixed for inventory and identification purposes. A list of valve numbers with location and service information will be provided to the owner upon project completion.

C. 22 11 00 – Plumbing Piping

• Contractor shall include all work required to extend utilities as required for new work.

• Utility work 5’-0” from outside of building is by others, unless shown otherwise.

• The building shall be served by the existing 4” domestic cold water service. o A new domestic water meter/BFP will be installed utilizing the existing 4” domestic water entrance. • Cold water piping from the new water entrance will backfeed the existing 3” cold water mains serving the existing building.

• Domestic hot water piping will be modified and extended as required. The existing main hot water heating plant will remain.

• New piping installed in the building will utilize multiple material types based on the system it is serving: o Domestic cold water, above grade: ° Type L copper, lead-free solder and wrought copper fittings. o Domestic hot water, above grade: ° Type L copper, lead-free solder and wrought copper fittings.

D. 22 40 00 – Plumbing Fixtures and Equipment Installation

• Plumbing fixtures will be installed per the new architectural floor plans. o Water Closets: Wall mounted with 1.28 gallons per flush battery powered sensor operated flush valves. o Urinals: Wall mounted with 0.5 gallon per flush battery powered sensor operated flush valves. o Lavatories: Wall or countertop mounted with battery powered sensor operated flush valves. All public lavatories shall have point-of-use thermostatic mixing valve on hot water. o Sinks: 18 gauge stainless steel. Faucet will vary by sink location and usage. o Mop Basins: 24”x24” floor mounted molded stone mop basin with wall mounted faucet with hose connection, pail hook, and wall brace. o Shower: Valve and drain. Will work with Architect to see if this needs to be a pre- manufactured unit.

• LEED o Currently, LEED certification is not being pursued as a design option as part of this renovation.

• HVAC System (Complete renovation areas): o Two variations to a Variable Refrigerant Flow (VRF) system are being considered for conditioning of the renovation areas. o Variable Refrigerant Flow, AIR-COOLED , heating/cooling system with packaged gas- fired, DX cooling Dedicated Outdoor Air System (DOAS) unit for studio pods. ° The VRF system will be a heat recovery system so each heat pump would be able to provide either heating or cooling. ° Each space/zone will have an indoor heat pump unit for individual room temperature control. ° The indoor units will work within the architectural features for the best selection, but 2x2 ceiling-mounted, cassette-type units will be utilized. ° Refrigerant piping will be routed from multiple indoor units, combined and routed to a single, large outdoor unit ° The outdoor units will be located on the roof with one bank for each studio pod. ° Supplemental heating (i.e. hot water finned tube radiation), served from the existing hot water plant, will be utilized for very cold conditions when the VRF heating cannot keep up. ° Ventilation for the studio pods and potentially, some adjacent spaces, resident rooms and some common spaces shall be provided via DOAS units. One DOAS unit should be anticipated for each studio pod. The amount of ventilation shall meet code required minimum requirements. • HVAC System (Minor renovation areas): o The existing heat pump systems (either boiler/cooling tower or geothermal) will be maintained in areas where minor renovation is taking place. ° Areas like the west side of Administration, Special Needs, Corridors, and Art. • See HVAC scope plan in appendix for areas of work.

• HYDRONIC ALTERNATE : o As an alternate, the existing hot water boilers will be converted to high-efficient, condensing hot water boilers.

B. 23 05 13 – Motors

• All new motors installed in new air handling equipment will be open drip proof premium efficiency motors.

• Motors intended for use with variable frequency drives will be rated for such use.

C. 23 05 29 – Pipe Hangers and Supports

• All piping will be supported from the structure.

D. 23 05 48 – Vibration and Expansion Control

• The following equipment will have vibration isolation and expansion control devices installed to mitigate vibration and sound transmission throughout the building: o Energy Recovery units o Ductwork at ERV connections. o Ceiling suspended fans and equipment

E. 23 05 53 – Mechanical Identification

• All new piping will have labels and flow arrows installed to designate system type and flow direction.

• All new mechanical equipment will have permanent labels affixed. Equipment will include: o Air handlers o VFD’s o Thermostats and controls

F. 23 05 93 – Cleaning and Testing • After construction is complete, all newly installed ductwork and piping systems will be pressure tested and tested for leakage.

• All plumbing systems will be cleaned and flushed of debris prior to system startup .

G. 23 05 94 – Testing Adjusting and Balancing • Upon project completion, all duct systems and piping systems will be balanced to the airflow and water flowrates as noted in the construction documents to verify that all systems are functioning as specified.

H. 23 07 13 – Ductwork Insulation • Ductwork insulation requirements shall meet International Energy Conservation Code.

• Ventilation Air, Supply air: o 1-1/2” fiberglass wrap

• Return and exhaust air back to DOAS: o 1-1/2” fiberglass wrap

• General Exhaust air: o 1-1/2” fiberglass wrap within 15’ of fan or unit

I. 23 07 19 – Piping Insulation • Piping insulation requirements shall meet International Energy Conservation Code.

• Refrigerant lines: o 1-1/2” fiberglass wrap.

• Hot water heating: o 1-1/2” fiberglass wrap.

J. 23 08 00 – Commissioning of HVAC • The following systems and equipment will be fully commissioned as part of the building renovation to verify proper operation and functionality. o Energy Recovery units o Fans o Terminal units o Vibration isolation equipment o Balancing valves o Cooling and heating coils o Control dampers

• Upon project completion, a final commissioning report will be compiled and delivered to the owner.

K. 23 09 00 – Temperature Controls • A new building DDC system shall be installed to incorporate the new VRF system, as well as integrate the existing mechanical components of the building.

• The new system will include the following: o Basis of Design: Johnson Controls. Woodman Controls may be an alternate. o New dedicated controls PC workstation for building maintenance staff. o Computer workstation will have floor plan graphics showing all HVAC zones and individual pieces of equipment with monitored control points. Equipment graphics with user definable control points will be as follows: ° Energy Recovery units ° VRF control integration ° Exhaust fans ° MDF/IDF room temperature monitoring ° Equipment with packaged controls ° Domestic hot water temperature monitoring ° Terminal heating and cooling equipment o Final DDC points and extent of controls will be refined as the design process continues.

L. 23 21 13 – Hydronic Piping • Heating hot water piping will be extended to supplemental heating terminal units. Hot water supply and return piping will meet the requirements listed in the piping application schedule.

M. 23 23 00 – Refrigerant Piping • Refrigerant piping will be required for a new VRF system. Refrigerant piping will meet the requirements listed in the piping application schedule.

N. 23 29 23 – Variable Frequency Drives • Variable frequency drives will be installed on the following equipment: o Energy Recovery Units

O. 23 31 13 – Metal Ductwork • New ductwork will meet the construction and insulation requirements for the project.

P. 23 33 00 – Ductwork Accessories • Fire dampers / fire smoke dampers will be installed in all ductwork as required based on the final code review plans provided by the architect.

• All air inlets and outlets will be provided with airflow control dampers as required to allow for proper system adjusting and balancing.

• Energy recovery units will include blowout doors, as required, to prevent duct over-pressurization.

Q. 23 34 25 – HVAC Power Ventilators • General exhaust fans will be roof mounted mushroom type exhaust fans.

• New exhaust fans will be located in areas like the new teacher’s lounge and art room.

• Replacement of existing exhaust fans for the toilet room modifications will be investigated.

• All fans with airflow greater than 500 CFM will be belt driven and will be provided with a fan speed controller.

• Roof curbs will be provided by the mechanical contractor.

R. 23 37 00 – Air Inlets and Outlets • Supply and return diffusers will be 24”x24” square plaque type diffusers.

• Linear slot diffusers will be utilized in perimeter areas and areas with glazing.

• Exhaust grilles will be a combination of double deflection grilles and square plaque diffusers based on usage and location.

S. 23 52 16 – Heating Water Condensing Boilers • As an alternate, the existing hot water boilers will be modified to condensing hot water boilers.

T. 23 71 00 – Energy Recovery Unit (DOAS) • Ventilation for the studio pods and some common spaces shall be provided via DOAS units.

• Units shall be outdoor, roof-mounted equipment.

• Unit components will be as follows: o Exhaust fan o Filter section(s) o Electric preheat coil for wheel frost protection (or other wheel stop/jog approach) o Energy recovery wheel o DX cooling components including hot gas reheat coil o Gas-fired heat exchanger o Supply fan o Dampers and Controls

• Additional features shall include vibration isolation curb.

U. 23 81 30 – Variable Refrigerant Flow Systems • Multiple, packaged VRF systems will be utilized to condition the studio pods.

• Packaged indoor fan coil units will consist of a fan, heating/cooling DX coil, housing, condensate drain, etc. o Predominantly will use cassette-type units that are flush to the ceiling.

• Air-cooled: Packaged, outdoor units will be heat pump units with heat recovery. o Units will be roof mounted with copper tubing, aluminum fins, fan, scroll compressors and associated refrigeration components. o Units will be located in heated “doghouses”, with gas-fired unit heaters to maintain temp.

• VRF systems shall contain an intelligent controller for integration into the building DDC system.

DIVISION 26 – Electrical Systems

A. 26 05 00 – Electrical Common Work Results

• All work shall conform to the most current version of all applicable codes and standards or the version adopted by the City of Johnston, State of Iowa and any other AHJ. o National Electrical Code (NEC) o International Building Code o International Fire Code o International Energy Conservation Code o Other applicable Codes for the City of Johnston and State of Iowa

• Submittals will be required for all major equipment and systems (e.g. lighting, lighting control, electrical gear, etc.).

• All penetrations of fire rated assemblies, both new and existing, shall be fire stopped using UL approved method. Refer to architectural code plan. The contractor will need to investigate the extent of work prior to bidding.

• All non-rated penetrations, both new and existing, shall be caulked to limit sound and vapor transmission. The contractor will need to investigate the extent of work prior to bidding.

B. 26 05 02 – Demolition

• The existing two (2) electrical services and associated switchboards (1600 amps and 1200 amps) will remain and be reused.

• Complete electrical demolition will occur in four (4) main studio pods (west, central, east and north). Selective electrical demolition will occur in the remaining areas, including some site electrical demolition.

• Refer to the sections below for additional demolition information by system.

C. 26 05 19 – Electrical Power Conductors and Cables

• All new panel feeder conductors will be aluminum. All branch circuit conductors and feeders to mechanical equipment will be copper.

• All conductors will have 90°C rated insulation.

• MC Cable will NOT be allowed on the project.

• Branch circuit conductors will be #12 AWG minimum with sizing increased as required to maintain allowable branch circuit voltage drop of 3%.

• Common neutrals will not be allowed for branch circuits.

• Life safety circuit conductors will be installed in separate raceways from non-emergency wiring, per NEC requirements.

D. 26 05 23 – Control Cables

• Control cable sizes will match system requirements.

• Shielded cable will be used where required.

• Control cables will be installed in raceway.

E. 26 05 26 – Grounding

• The existing electrical grounding electrode system at each service entrance switchboard will be reviewed by the contractor and brought up to current code, if needed.

• A technology isolated grounding system, including isolated ground bar and bonding conductor, will be added to the existing MDF and IDF room and any new IDF rooms. Grounding/bonding systems in IDF/MDF rooms will conform to ANSI/TIA/EIA-J-STD-607-A requirements.

• Insulated equipment grounding conductor will be installed with all feeders and branch circuits and will be terminated using UL listed components.

• All equipment will be grounded per NEC.

• Lightning protection is not currently installed on the building and will not be added to the building.

F. 26 05 29 – Hangers and Supports

• Conduits, cables, electrical boxes and electrical equipment will be supported in accordance with NEC.

G. 26 05 33 – Raceways and Boxes

• There will be no re-use of existing branch circuit raceway in the studio pods. Outside the studio pods, existing raceways properly supported and installed may be reused for new circuiting. It was noted during field take-off that some of the existing conduit is routed tight to the ceiling deck, which is now a code violation. None of these conduits can be re-used. In addition, conduit may not be relocated. • All wiring and low voltage cabling shall be installed in raceways per the conduit installation schedule below.

• Conduit installation schedule: o Underground: Schedule 40 PVC. Exposed conduits shall transition to galvanized RMC prior to sweep through floor slab. o Directional Boring: HDPE o Exposed Outdoor Locations: Galvanized RMC or EMT with rain tight fittings, unless subject to damage. o Concealed in Concrete and Block Walls: EMT o Wet Interior Locations: EMT with rain tight fittings, unless subject to damage where galvanized RMC will be used. o Concealed Dry Interior Locations: EMT o Exposed Dry Interior Locations: EMT o Motor and Equipment Connections: LFMC, maximum 6’ long o Luminaire Connections: Minimum 3/8” diameter whip, maximum 6’ long

• In areas with existing block walls, metal surface mounted raceway will be provided (Wiremold 700 series for power only, Wiremold 4000 series for power/data applications).

• Outlet boxes will be galvanized steel with stamped knockouts. Provide double-gang back boxes with single gang openings for all technology outlets.

• Cast back boxes will be used in wet locations with cast aluminum NEMA 3R while-in-use covers.

• Floor boxes will be used in the studio pods activity areas. Floor boxes will be reach-in type and allow for both power and technology outlets.

H. 26 05 36 – Cable Tray • Ladder type cable tray will be installed in the MDF and IDF closets directly above data racks with conduit sleeves in walls to extend cabling outside of rooms. • Cable entrance/exit accessories will be utilized to alleviate stress on cables. • J-hooks will be used where cable quantities are minimal.

I. 26 05 53 – Identification • All new and existing power distribution equipment (switchboard, distribution panels, panelboards, VFD, disconnect switches, equipment enclosures, etc.) will have a new, engraved nameplate indicating panel name, voltage and feeder source. • Switchboard and distribution panels will also have engraved labels for branch circuit breakers indicating load served. • Panelboards will a have typed circuit directory inside panel door. • Manual starters will have a printed label that indicates load served, voltage and circuit number. • Junction boxes will have a hand written label indicating source, circuit(s) and voltage. • Generic arc warning labels will be provided on all power distribution equipment. An arc flash study is not required as part of this project. • Fire alarm devices will have computer printed labels indicating device loop and address. • Receptacles will have a printed label indicating panel name and circuit number. • Wire color to match existing color scheme.

• Identification of each phase conductor will be by color coded insulation for conductors up to #6 AWG and colored tape banding for conductors larger than #6 AWG.

• Branch circuit conductors will be tagged with circuit numbers in junction boxes, wire ways, and panelboards for ease of maintenance and in the future.

• New identification plaques will be provided at both existing service entrance switchboard indicating that the building is served by more than one electrical service and indicate the location of the other service, per NEC requirements.

J. 26 08 00 – Commissioning of Electrical Systems • The Contractor will participate in the commissioning of the following electrical systems: a. Lighting Controls b. Modular Dimming Controls c. VFD d. Emergency lighting, including testing the existing generator and ATS to confirm proper functioning of the new emergency devices.

K. 26 09 36 – Modular Dimming Controls • Basis of design will be ETC Unison. • A twelve (12) circuit standalone dimming panel is planned for the new auditorium house lights.

L. 26 09 43 – Digital Lighting Controls • Basis of design will be the Wattstopper DLM with Acuity nLight as an approved equal. • This new lighting control system will control all areas of the building, except for the existing gymnasium and site luminaires. • The use of tunable white luminaires (~3000K – 5000K with DMX style controls) will be provided in special needs areas. • The control systems will be a distributed intelligence control system, meaning there are not centralized lighting control panels. • Each room controller will have a network bridge. The network bridges will be connected to a segment manager. The segment manager will contain an embedded web browser as well as system astronomical clock and time-of-day clock. • Monitoring and programming of the entire lighting control system and device (e.g. occupancy sensor, photosensor, etc.) will be possible from any computer with internet access and the appropriate login credentials. • Occupancy sensors will be provided in the spaces listed below (type). The sensors will be low voltage type, ceiling or corner mount and designed for easy integration into the lighting control system. In each studio, a scene station with on/off control and manual raise/lower will be provided. • A factory technician will conduct a pre-installation meeting with the contractor, perform startup and initial system programming upon completion of the installation and provide owner training.

K. 26 22 00 – Transformers • Basis of design: General Electric QL series. • Interior transformers to be high efficiency dry type with aluminum windings meeting DOE 2016 requirements. • A new 75 kVA transformer will be provided in each of the four (4) studio pods.

L. 26 24 16 – Panelboards • Basis of design: General Electric A-Series style with bolt on breakers. • A 250 amp, 480/277 volt MLO panelboard will be provided in each of the four (4) studio pods. • A 225 amp, 208/120 volt MCB panelboard will be provided in each of the four (4) studio pods.

M. 26 27 02 – Equipment Wiring • Disconnect all mechanical equipment and associated starter/disconnect in areas indicated in mechanical demolition narrative above. • Only under condensing boiler alternate bid: o Electrical connections and associated starters and disconnects serving the existing three (3) boilers and associated pumps will be demolished. o New electrical connections will be installed for the new boilers and pumps. VFD will be for the pumps and will be furnished by M.C. and installed by E.C.

• Underground-source geothermal VRF option, provide 480 volt, 3-phase circuits to pump motors serving loop. • Dedicated 480 volt, 3-phase circuits will be provided to each of the four (4) VRF condensing units and one (1) DOAS on the roof in each of the four (4) studio pods. • 208 volt, 1-phase circuits will be shared between the VRF cassettes throughout each pod.

N. 26 27 26 – Wiring Devices

• All wiring devices will be heavy-duty specification grade. Basis of design is Hubbell HBL5362 for receptacles and Hubbell HBL122X for switches.

• GFCI receptacles will be installed in locations dictated by code.

• Branch circuit connections to wiring devices will be via a pigtail to maintain circuit integrity if/when the device is removed. • Devices will be circuited to allow additional receptacles to be connected to the circuit. Maximum of eight (8) receptacles will be connected on a 20 Amp, 120 Volt circuit. Assume two (2) 120 volt receptacle circuits per studio.

O. 26 27 28 – Disconnect Switches • Heavy duty type disconnect switches will be provided for all mechanical and plumbing equipment that does have a factory mounted local disconnect switch. Fusible disconnects will be used when needed for proper overcurrent protection.

P. 26 28 13 – Motor Controllers • Manual switches for fractional HP loads will be non-reversing, 20 amp rated toggle type, with suitable NEMA enclosure and pilot light. • Combination starters will be provided when needed for 1 HP motor loads and greater.

Q. 26 32 00 – Generator • The existing Cummins 35 kW, 480 volt diesel generator and power distribution equipment will continue to serve existing and new life safety loads.

R. 26 36 00 – Transfer Switches • The existing Cummins 60 amps automatic transfer switch will serve the existing and new life safety loads.

T. 26 52 00 – Emergency Lighting • Life safety lighting will be designed to code mandated levels. • Select luminaires will be used for life safety lighting and will be powered by the generator. In areas outside the corridors that require life safety lighting (rooms with >50 occupants) a fixture type emergency transfer device (Bodine GTD or equal) will be specified. • Exit lights will be die-cast aluminum body LED-type with red letters. Emergency power will come from the existing emergency generator.

U. 26 56 29 – Site Lighting • The two (2) existing pole lights west of the building will be demolished. All building mount and canopy mount exterior lights will also be demolished • New LED wall packs will be installed at the existing luminaire locations and near all exterior doors. • New LED wall packs will be installed for the outdoor play areas. • Three (3) new LED pole lights will be installed for the new bus parking area. Poles will be 30’ tall tampered (similar to existing) with an LED head.

DIVISION 27 – Communications

A. 27 05 13 – Communications Common Work Results

• Technology infrastructure will be designed to comply with relevant EIA/TIA.

• Existing cabling solution includes coax and copper, and fiber optic services to the facility. General scope of work includes termination for voice and data, horizontal cabling to work area, faceplates, RJ-45 jacks, fiber and copper patch cords in the equipment cabinets/racks and work areas. Reuse existing equipment cabinets/racks.

• Network hardware, switches, hubs, phone equipment head end and handsets shall be provided by the Owner. • In general, cabling will be run above the ceiling in existing cable tray or J-hooks provided by the Electrical Contractor. • A VoIP phone system for the general office areas. A digital phone system will be used for the classrooms. Phone systems provided by the owner. Analog phone lines will be provided for the fire alarm panel and other devices/systems as required.

B. 27 08 00 – Warranty of Structured Cabling

• Provide a complete end-to-end Basis of Design Panduit TX6A CAT6A cabling solution with a systems assurance warranty.

E. 27 11 00 - Communications Rooms Fittings • MDF: In general, the existing MDF will re-use two (2) existing 19” 2-post racks will be installed in the MDF. Re-use existing ladder rack within the room. Re-use the existing Telecommunications Ground Bar (TGB). Grounding for all racks and cable tray to the TGB. • IDF: In general, the existing IDF will re-use one (1) existing 19” 2-post racks in the IDF. Re-use existing ladder rack within the room. Re-use the existing Telecommunications Ground Bar (TGB). Grounding for all racks and cable tray to the TGB. The office area, existing IDF will re- use one (1) existing 19” wall rack in the IDF. Re-use and provide ladder rack within the room. Re-use the existing Telecommunications Ground Bar (TGB). Grounding for all racks and cable tray to the TGB.

F. 27 13 00 – Communications Backbone Cabling • New 1x12 strand MM fiber optic cable (OM4) to IDF. New fiber optic patch panel to new rack system. LC connectors shall be provided. Test all backbone fiber optic cable to insure integrity. • Re-use the existing copper backbone to the IDF’s.

G. 27 15 00 – Communications Horizontal Cabling • New Panduit TX6A CAT6A horizontal cabling will be installed throughout the building. • Wireless shall be 100% coverage for the facility. Wireless access point equipment shall be by the Owner. Two (2) Panduit TX6A CAT6 cabling is included per WAP and shall be homerun from the nearest IDF closet. Power over Ethernet switches shall be provided by the owner. Access points shall be located on 35’ on centers. The owner shall conduct a wireless survey when construction is completed to verify coverage. The owner will be responsible for any other additional locations. E.C. shall install wireless access points for the project • Panduit TX6A CAT6 cabling shall be homerun back to nearest closet. Provide CAT6A for all Classrooms, Offices and work areas. The offices and work areas to have (1-voice and 1-data). Classrooms to have (6-data and 1-voice/wall phone). Provide TX6A horizontal cabling back to the nearest IDF for (47) .

H. 27 30 00 – Intercom System • Provide a complete audio-video entry security intercom system. Basis of Design is the Aiphone “IX” Series”. Intercom master door station shall be located at MDF. Intercom sub master stations to be located at the main administration desks. Provide intercom door/ stations with electric strikes at the main entrances into the facility. Cabling shall be CAT6 cable that is homerun back to the master station. System to include the mobile app for cell phones and tablets.

I. 27 41 33 – Audio Video Systems • Empty conduit pathways and junction boxes will be installed for rough-in of AV equipment in classrooms. Rough-ins will include overhead projector mounts, conduit and boxes between projector and head of the room, and miscellaneous rough-ins for AV controls where specifically requested by the owner. • Rough-ins will fly above ceiling for AV speaker system.

Rough-in to be provided/installed by E.C. • Auditorium – Provide new amplifiers and speakers for presentation/audio quality.

J. 27 41 33 – Master Antenna Television System • Existing CATV service at the site. New RG-11 coax backbone and RG-6 horizontal cabling to new TV end points. Provide one (1) RG-6 coax cable to all new classrooms. Re-use existing distributed amplifier. Existing amplifier to remain in the IDF near the café.

K. 27 53 13 – Bell- Paging - Clock System • Reuse existing Bell, Paging, and Clock system headend. Provide a new digital clock and speaker for each classrooms and student activity areas. Provide a two-face digital clock and speakers in the corridor. Provide 110V power, clock wiring and speaker wire at these devices. These devices to tie into the existing Telcor headend located in the Mezzanine.

L. 27 53 19 – Internal Cellular Paging and Antenna System • Provide and install new antennas, cabling, and headend for a complete operable 900 MHz system. Main headend equipment to be located in the MDF with remote equipment located in the IDF’s. • Single mode fiber optic cabling shall be the backbone cabling between the main and remote headend equipment. • Basis of Design is the Commscope Andrew System. Approved manufacturer is Corning.

DIVISION 28 – Electronic Safety and Security

A. 28 13 00 and 28 23 00 – CCTV and Security Systems

• Reuse existing access control system headend and software. Provide additional card readers, door position switches, and request to exits on the main entrances. Provide door contacts on all exterior doors. E.C. shall provide rough-in. • New CCTV cameras shall consist of (47) 1-mega cameras. Basis of design: Axis. • Re-use existing network video recorder will be located at MDF. Existing ONSSI software to be reused.

B. 28 31 00 – Fire Alarm

• The existing Simplex 4100U fire alarm system will be reused and expanded. Voice capabilities will be added to the existing main fire alarm panel. • Existing smoke detection added during the 2006 addition and renovation will be removed and be reused. These are found primarily the central corridors, kitchen, servery and dining areas. • Smoke detection will be installed in all corridors, pod activity areas, and normally unoccupied spaces per Iowa Administrative Code 661, Chapter 201. Heat detectors will be installed in areas where smoke detectors are not suitable. • Duct type smoke detection for mechanical unit shutdown or smoke damper closure will be installed per building code. A sampling tube type duct detector in both the supply and return ducts will be provided for all four (4) DOAS units on the roofs.

• Manual pull stations with tamper resistant covers will be provided at all exterior doors and as needed within the path of egress to maintain the 200’ maximum distance between pull stations. • Existing horn and horn/strobe devices will be removed throughout the building. The dining and servery areas speakers and speaker /strobe will remain and be rerouted to the new voice annunciation panel. • The existing voice command center located in the IDF closet in the dining area will be removed. • Voice annunciation will be provided via new fire alarm ceiling speakers through the building. Wire guards will be provided in areas like the gymnasium. Voice intelligibility will be required in the auditorium, cafeteria, gymnasium, corridors, lobbies, media center, open offices, locker rooms and music rooms. These speakers will be separate from the paging system speakers. • Fire alarm strobes will be provided in all normally occupied spaces, except private offices, per ADA requirements. • Tamper and flow switches associated with the new fire protection system will be connected to the fire alarm system via monitor modules. • A weatherproof horn/strobe will be installed above the exterior fire department connection and shall only activate upon water flow. • A voice command center with handheld mic will be installed in the west vestibule.
