SITUATION Burchetts Green is a small charming village with a thriving community; a well-regarded One-Star Michelin Pub, The Crown and a small C of E school for 5-7 year olds. There are many fine houses in the village plus the lovely Grade I listed, Hall Place (the College of Agriculture - one mile distant). Their farm land adjoins this property and also protects the whole village to the west. Beyond is the Forestry Commission land over nearby Ashley Hill (the highest point of East Berkshire). The property therefore adjoins and has easy access to about 1,000 acres of attractive well managed countryside locally, good for walking and riding. The pretty Thameside towns of Marlow and Henley are close at hand each offering an extensive array of top quality shops, restaurants and pubs. Ascot, Windsor and Eton are only 15 minutes’ drive away. Burchetts Green House is ideally placed for communication with both the M4 (J 8/9) and M40 (J4) easily accessible via the Marlow bypass (A404). There is a fast and three-trains- per-hour rail service to Paddington from Maidenhead Station, only 6.2 miles by car. From December 2019 Crossrail (Elizabeth Line) will open, with new 1,500-passenger, air- conditioned trains directly through London to the West end, City and Canary Wharf from both Maidenhead and Twyford stations. There is also a good service from High Wycombe to Marylebone and Birmingham.

SCHOOLS A wide range of schools are available in the local area, including the renowned RGS High Wycombe and Desborough School. There are local state schools nearby and various other independent schools are also readily accessible such as Caldicot Prep School, Borlase, Lambrook Pre and Prep Schools, Wellington College, Shiplake and Eton College.

DESCRIPTION Burchetts Green House is a delightful Georgian house built around 1800, on the foundations of an older property, behind an oak electric gate and brick and flint wall and constructed of brick elevations under a slate roof and is listed Grade II and opposite the natural wooded 5-acre village Common (a third part ownership of this land can also be purchased). It is in the Ecclesiastical Parish of Burchetts Green and the main house of the village. It has been beautifully designed, lovingly maintained and extended by the family owners who have been in residence for 36 years and makes a very comfortable family home with well-lit and proportioned rooms arranged over 2 floors as indicated on the attached floor plans. There is planning/listed building consent granted to replace the conservatory with a large orangery and to extend the drawing room and also to provide a further bedroom and

bathroom suite facing west overlooking the garden. Adjacent to the house is a further 17th century modernised and fully restored oak listed barn/ studio currently used as a design studio / offices and residential annex with oak floor and underfloor heating throughout with a large full height open area and two bedrooms, bathroom and wet room Within the grounds is a further superb 18th century large oak framed guest/party barn that comprises a stunning open plan large, full height hall with a raised games area/ gallery. There are also 3 bedrooms and 2 bathrooms plus a kitchen, further WC and oak floor and underfloor heating throughout. This building used to stand at Top Farm (part of a group of listed buildings at the Berkshire College of Agriculture) and was purchased by the current owners, dismantled, restored by specialists in Suffolk and re-erected on new foundations with modern insulation, heating etc,15 years ago with consent and complements on the high quality restoration from the local council.
