There’s a degree of separation, but at the same time a real feeling of openness.”

Frolesworth Lodge Farm Pages.indd 2 09/11/2018 10:29 Frolesworth Lodge Farm dates back originally to the 1600’s and offers a wealth of character features. Over the years, the current owners have meticulously restored and extended the existing house with a delightful mix of contemporary, modern features. The house has five double bedrooms, a further sixth bedroom or study, there are two ensuite bathrooms including a stunning master suite and a beautifully refitted family bathroom. The ground floor accommodation comprises a large entrance hall with wood burner and fireplace, there is a beautifully fitted bespoke kitchen with built in appliances, a large dining room with study area, a bright sitting room, a play room, cloakroom, and boot room. Outside, electric gates lead to a large courtyard with ample parking and direct access to a recently built oak framed triple bay carport/garage. There is also a gravel driveway that leads to a large useful barn which measures 1,328 sq ft and beyond to the paddocks and spinney.

There is a study area with delightful views of the rear gardens via double glazed windows, again with a variety of exposed beams and timber work. The study also has a variety of built in cabinetry and shelving whilst the floorboards are believed to have come from a ship. There are latched oak doors throughout. Frolesworth Lodge Farm Pages.indd 5 09/11/2018 10:29 Seller Insight

Nestled within the glorious Leicestershire countryside, just a stone’s throw from the charming village of Frolesworth, is Lodge Farm, a quite exceptional period home that has been beautifully and sympathetically modernised by the current owners. “The property originally consisted of the farmhouse and a large barn/dairy that together sat on approximately 20 acres and when my wife was young she kept her horse here,” says the owner.

“She managed to purchase the house a number of years ago after the barn had been converted into a separate dwelling, therefore they now form two completely independent properties. Lodge Farm sits on around eight and a half acres of land and it occupies such a stunning location. You almost feel as if you’re in the middle of nowhere; it’s so peaceful and wonderfully secluded, and yet we’re surrounded by a plethora of lovely little villages, Lutterworth is less than ten minutes down the road and we’re almost equidistant between Leicester and Coventry.

“The house originally dates back to c1639, but it has evolved over time and we too have done our bit to enhance it further,” continues the owner. “We’ve extended the original property and every room in the house has been stripped back to the bare brick and completely renovated, bringing each element up to modern standards, so although it retains features such as the lovely old beams and inglenook fireplace complete with the original bread oven, it’s essentially a new home encased within a really beautiful period shell. We’ve installed bespoke modern bathrooms, the kitchen – with all the mod cons – was hand-made specifically for this house and we’ve incorporated under-floor heating where possible and LED lighting throughout. It’s a stunning home and it’s going to be a real wrench when the time comes to leave.”

“The sitting room is another standout room in the house,” says the owner. “It features under-floor heating, so it’s cosy and warm, and we had two sets of tri- folding doors installed which open out onto the huge decked area that’s exactly the same level as the internal floor, so when the sun is shining we can create an almost seamless connection between inside and out. But the best part of this house is the flexibility that it brings – during our ownership, the reception rooms have each been used as the dining room or sitting rooms, which means with a weekend of furniture moving, you can have a full change round – not many properties can bring that level of flexibility.” *

Frolesworth Lodge Farm Pages.indd 6 09/11/2018 10:29 Frolesworth Lodge Farm Pages.indd 7 09/11/2018 10:29 First Floor There are latched oak doors leading to the principle bedrooms and family bathroom. The stunning master suite has beautiful views of the gardens and the windows provide 180° views of the plot and neighbouring fields. There is a dressing area with built in curved wardrobes and this leads through to the refitted ensuite with walk in shower, low level WC, wash basin and mixer tap, built in cabinets and window to the front aspect. The family bathroom is fitted with a four piece suite, there is a corner shower cubicle with rainforest style shower above, slipper bath with mixer tap and shower attachment, low level WC, wash basin with tiled splashback, a chrome heated towel rail and a double glazed window to the front aspect. Bedroom two forms part of the recent extension and again has dual aspect views to both side and rear with delightful views of the garden. There is a slightly vaulted ceiling and neighbouring this room is bedroom six which could provide a useful study area or indeed a potential ensuite for the second bedroom. Bedroom three is another generous double room with windows to both the rear and side aspects and bedroom four has a window to the front aspect. Bedroom five, again a double room with views across the neighbouring countryside also has original exposed ceiling timbers and a latched door that provides access an inner dressing area and the ensuite bathroom with corner shower cubicle, pedestal wash hand basin, slipper style bath and low level WC. The bedroom also has access to the kitchen via the secondary staircase.

Parking & Garaging There are timber built electric gates that open onto a generous block paved courtyard which provides ample turning space with the original well forming the centre piece. There is a pedestrian gate that leads to the front and a private Victorian brick wall providing an element of privacy. The block paved courtyard then provides access to a recently built Oakwrights oak framed single garage and double carport. The carport provides parking for two vehicles and automated PIR lighting for the darker evenings. Neighbouring this is a single garage with vaulted ceiling and mezzanine and two timber double doors. There is a Colourfence fence running the length of the right hand boundary and a five bar gate that leads down the gravel driveway towards the barn and paddocks. A further pedestrian gate leads through to the rear garden.

Rear Garden This is laid mainly to lawn and there is a small orchard area and a variety of mature deciduous and coniferous trees providing a sheltered environment to the rear garden. Surrounding the sitting room is an attractive decking area that wraps itself around the entire rear of the property and the kitchen. This also provides access to the Nordic cabin which provides an all- weather environment with seating area, barbecue. There is a small fenced area concealing a storage shed and the oil storage tank.

Frolesworth Lodge Farm Pages.indd 12 09/11/2018 10:30 Large Barn & Paddocks The barn measures 1,328 sq ft and provides an excellent storage facility, fantastic for the potential classic vehicle enthusiast or those that may want to run their own hobbies or small business from home. To the rear is a large sheltered area for further storage and then behind there is an area where previous planning (now lapsed) has been granted for the erection of a stable block. This area also provides access to the first of two fenced paddocks via a five bar gate. The paddocks with mains fed water troughs will be perfect for the equestrian enthusiast or for those who favour livestock or enjoy long walks in the country. The paddocks are broken up into two; one measuring 2.17 acres and the other measuring 2.76 acres, both with post and rail fencing and providing access to a large wooded spinney which measures 2.67 acres, again providing a real lifestyle opportunity for those that enjoy the countryside with privacy and seclusion.

Frolesworth Lodge Farm Pages.indd 13 09/11/2018 10:30 It’s that rare combination of peaceful seclusion without isolation that I think makes the location so special,” says the owner.

Frolesworth Lodge Farm Pages.indd 14 09/11/2018 10:30 The house is just gorgeous and has definitely lived up to all expectations, but it will be the setting that I’ll miss most,” says the owner. “I love the fact that the children have been able to go outside have all that space and make as much noise as they like, I’ve loved being able to just wander around the paddocks with the dogs and not see another soul and both the house and grounds have provided a fantastic backdrop to a great many parties and celebrations – It’s been an amazing family home.”
