What did it tell us?

The surveys have told us, amongst other things, that we need to improve and install new Frequently asked questions central heating systems as well as replacing more kitchens and bathrooms. That is why over the next 5 years over £5 million will be spent on heating, approximately Are you guaranteeing all the dates will be kept? £3 million on kitchens and £2 million on replacing bathrooms. The year in which the work will be undertaken is based on a representative sample of homes. What is this booklet? We will endeavour to keep to the timescales, although if urgent priorities arise as this will inevitably put back some of the dates given. This booklet tells you what work Soha is doing to help the homes in greatest need. The publication is divided into 3 areas, Didcot, and Henley. In each area is a list of When will we find out if the work will go ahead? roads that will have certain improvements carried out over the next 5 years. You will receive a letter from us approximately two months before the work is due to commence. Depending on the type of work, we may need to survey your property before we Understanding the programme confirm whether the work will take place. In our letter we will give you a target timescale of when the work will start. If your home is having improvements carried out you will see a number under the relevant heading. Will I definitely get a new kitchen or bathroom if my road is listed?

The numbers relate to when the work is planned to be carried out: Not necessarily. The addresses listed, show where that work will be concentrated in each particular year. The decision to replace specific kitchens or bathrooms will depend on individual surveys and consultation with tenants. 1 = April 2018 to March 2019 How much disruption will there be? 17 18 Soha’s Decent Homes Plus Standard

The Government has set a Decent Homes standard for the home you live in which all landlords like Soha have to abide by.

At Soha, we have set ourselves a higher standard than that and called it the Decent Homes Plus standard. We think it’s important you have a choice about how your home looks and so, where we can, we offer you a range of options.

Tenants helped us develop the Decent Homes Plus standard. They also help us select our contractors and keep an eye on their performance at site meetings.

We want you to live in a safe home, so we will thoroughly inspect each property as one tenant leaves before the next one moves in. Any work we find needs doing will be added to our planned maintenance programme or be repaired more urgently.

We have a leaflet which sets out the Government standard and how our Decent Homes Plus standard betters it in every case. We also have a leaflet about our “clean, safe, secure” lettings standard called Your New Home. If you would like to read either of these, we can send you a copy or you can find them on our website. All the contact details on the back page of this booklet.
