Corporate Summary UK MIXED-USE DEVELOPMENTS 9 February 2009 CURRENT SCHEMES Union Square, Aberdeen Hammerson is currently developing a nine-hectare site adjacent to Aberdeen’s central railway station, to provide a Size: 49,000m² combination of traditional mall shopping and retail park. The scheme’s focus is a glazed covered square Status: Outline planning and confirmed CPO which opens off a two-level curved street linking Fargate and Developer: Hammerson The Moor. In addition to a 22,000m² John Lewis department Anchor store: John Lewis store, the scheme will incorporate 55,000m² of retail Architects: BDP Masterplan with detailed design by accommodation, 5,000m² of cafés and leisure facilities, leading architectural practices around 100 homes, and over 2,000 parking spaces. North Westgate, Peterborough Hammerson and Aviva have signed a development agreement with the City Council to regenerate Peterborough’s Size: 60,000m² extension North Westgate area. North Westgate will be a mixed-use Status: Planning application submitted in 2007 development, comprising a Marks & Spencer department Developers: Hammerson 50% store, 70 retail/catering units, a cinema, 120 residential units Aviva 50% and over 3,000 car spaces. The proposals will create new Anchor Store: Marks & Spencer pedestrianised streets and open spaces and will be linked into Architects: Benoy the existing Queensgate Centre, which is also owned by the two partners. Eastgate Quarters, Leeds Hammerson and Town Centre Securities propose a major new retail-led mixed-use scheme on 8.5 hectare site around Size: 122,000m² the Eastgate and Harewood Quarters in the centre of Leeds. Status: Outline planning and confirmed CPO The proposals include 100,000m² of retail and leisure Developers: Hammerson 90% facilities, including two anchor stores, John Lewis and Marks Town Centre Securities 10% & Spencer, up to 600 residential units and 2,700 parking Anchor Stores: John Lewis, Marks & Spencer spaces. McAslan + Partners, ACME, Gross Max Brent Cross Expansion, London NW4 The joint owners of Brent Cross Shopping Centre, Hammerson and Standard Life, are to create a mixed-use Size: 200,000m² development on a 6.6 hectare site adjacent to the original Status: Application submitted March 2008 1970s-built shopping scheme. The proposals include Developers: Hammerson 41% 55,000m² of comparison retail accommodation, 11,000m² of Standard Life 59% leisure space, up to 850 homes and two hotels. This forms Architects: BDP part of the wider masterplan, which includes the Cricklewood Regeneration Scheme. Cricklewood, London NW2 Cricklewood Regeneration Limited, a 50:50 joint venture between Hammerson and Brookfield Europe, is to redevelop Size: 1,220,000m² a 61 hectare site in north London to create a mixed-use urban Status: Planning application submitted in 2008 centre. The regeneration project will include 20,000m² of Developers: Hammerson 50% neighbourhood retail, approximately 7,500 new homes, Brookfield Europe 50% 400,000m² of office space and a hotel. New open spaces, Architects: Allies & Morrison community facilities and a mainline station will also be incorporated. Watermark WestQuay, Southampton Hammerson has been appointed by Southampton City Council as preferred development partner to carry out the Size: 42,000m² next phase of city centre redevelopment at WestQuay. The Status: Planning application submitted in 2008 four hectare site is adjacent to the 76,200m² WestQuay Developer: Hammerson Shopping Centre which is jointly owned by Hammerson and Architects: Foreign Office Architects GIC. The vision for the site is to create a leisure led, mixed- use destination set around a new public plaza. Proposals include a multiplex cinema, catering, retail and up to 200 residential units. Martineau Galleries, Birmingham A joint venture between Hammerson, Land Securities and Pearl Assurance has obtained planning consent to develop a Size: 90,000m² 5.5 hectare site in Birmingham city centre to provide up to Status: Planning granted April 2006 85,000m² of retail accommodation together with leisure, Developers: Hammerson 33% offices, residential units and underground car parking.
