Situation The property is in a rural location lying to the east of Main Road, Hemingstone, on the southern edge of the village. The B1078 road is about 0.5 mile to the north – the A14/A140 junction at Beacon Hill is about 4 miles to the west, and the developing northern outskirts of Ipswich are about 6 miles to the south.

Directions From the A140/A14 junction at Beacon Hill take the B1078 towards . Pass through the centre of the village, continue for a further 1.5 miles into Hemingstone: in the centre of the village, turn right, sign- posted towards Henley: continue for a further 0.5 mile, past Church Lane, and the Fruit Farm will be found as you leave the Village on the right-hand side.

From the northern edge of Ipswich, take the B1077 road towards Westerfield. In Westerfield turn left towards Akenham and Henley, follow the road through Henley, trav- elling north until you enter Hemingstone where the Fruit Farm will be found on the left-hand side.

Description The property was originally a commercial fruit farm where the productive area has reduced in recent times. Complementary to the fruit growing enterprise a storage and distribution use has developed. The two principle buildings are fitted with modern chiller systems and insulated areas internally, presently giving storage capacity for around 2,200 tonnes of fruit.

The buildings are principally of steel framed construction with about 5.5 metre eaves height with profiled steel sheet cladding to the exterior elevations above blockwork walls.
