Just moments away from the sandy, surfing and dog-friendly beach at Trebarwith Strand is this deceptively large, extremely light, well-presented four double bedroom split-level house with an integral swimming pool, two attractive terraces and front and rear gardens, all with a welcoming ambience. The property is situated in a prominent hillside position at the edge of the pretty hamlet of Treknow. One of its outstanding features are the far-reaching views of the sea, with wonderful sunsets over the cliffs, and of the rural inland. The vendors purchased the House from its original owners, and builders, in 2005; the property is at present let, but is offered with vacant possession upon completion. Rivermead is a large and versatile house and we at Jackie Stanley strongly recommend a viewing to fully appreciate all it has to offer.

A short driveway leads from the main village road up to a parking area, and to the integral Garage with a remote-controlled 'up-and-over' powered door. There is a lockable door from the Garage into a secure glazed Entrance Lobby where the Central-heating Boiler is located. The Front Door to the Main House is across the Lobby and leads into a spacious Hall.

The house was originally built as a bungalow, and most of its principal rooms are downstairs off the Hall; the two upper Bedrooms and the indoor heated Swimming Pool were added later, as was the garage which has ample room for one or more freezers. The accommodation comprises the spacious Entrance Hall with a visitors' WC & Cloakroom, and a large Coat Cupboard; other rooms off the Hall include two Double-Bedrooms, the Master one facing the rear Terrace and Garden and with an En-suite Bathroom. The other large Bedroom is at the side of the house, and has a large walk-in Storage Area. There is also a family Bathroom with all facilities off the Hall; it houses the hot water tank with an immersion heater. The principal Living Room is at the front of the property, off the Hall. It is a spacious full-length Lounge/Dining Room with two sets of Sliding Doors out onto the Front Terrace, with the Dining Area served by a Hatch from the Kitchen; one can access the Kitchen from the Hall or through a Rear Door from the Side Terrace. The Kitchen is fitted with a comprehensive range of floor and wall cabinets and drawers, with work surfaces and tiled splashbacks. Integral are an electric Hob and Extractor Hood, an electric Oven, a Fridge, a Washing Machine, a Dishwasher and a Double-Sink. From the Hall there is also a broad and well-lit Staircase, leading up, first, to the indoor heated Swimming Pool and then on up to two bedrooms, one quite large with substantial walk-in Storage; the other with an ensuite Shower-room and Toilet.

The two front and rear Gardens and Terraces at Rivermead are a particular delight, offering sea-views and impressive landscaping in seclusion and privacy, with in an abundance of mature and well-established plants and shrubs. The front Terrace, also accessible from the Parking Area in front of the Garage, has a very secluded and private sunken area with a small pond. The quite large rear Garden overlooks the main and very private rear Terrace, which is the perfect spot for al fresco dining, and has sliding doors into the Swimming Pool room. There is also an area of Lawn with paved Paths and a Pergola. From most parts of the garden one can enjoy the spectacular far-reaching views. Services to the property include Mains Water, Electricity and Drainage, and an oil-fired Central Heating system with a new Oil-storage Tank in the bushes near the road.

Treknow (the 'k' is silent) is a peaceful hamlet on the North Coast of Cornwall, between the small village of Trebarwith Strand and the small town of , both of which are easily reached on foot. Treknow is not far into the County of Cornwall from the rest of England, and is a very good location for either a second or a family home. The stunning tidal beach at Trebarwith Strand is popular all year round, and is a short walk away through the fields via a footpath from close to the house. Trebarwith has several beach shops, two cafés and the Port William cliff-top bar and restaurant with staggering sea views. There are beautiful cliff-top walks from either side of the valley - in one direction to Tintagel and its famous Castle, in the other towards Port Isaac. There are also delightful woodland walks , and the very popular Mill House Hotel and Inn is very close by.

Tintagel offers an excellent range of local amenities, including an NHS Doctor's Surgery, Infant and Primary schools, a Butcher, a Pharmacy and a Mini-Market. There is also a selection of Restaurants and Cafés, Public Houses and a Post Office. Tintagel is famed for its links to the legendary King Arthur. The towns of and are easily reached by car, offering more facilities including many Shops, Supermarkets and a Cinema.

To find Rivermead, take the B3266 off the A39 at Camelford, signposted to Boscastle, Tintagel and Delabole. Follow the road for about two miles, then turn left onto the B3314 signposted to Delabole, Port Isaac and Tintagel. After 300 metres turn right onto the B3263 signposted to Trebarwith Strand and Tintagel. Follow that road towards Tintagel, and do not then try to approach Treknow from the south (ie from Trebarwith) or across the fields from Trewarmett - both roads are very narrow. Stay on the B3262 road to Tregatta near Tintagel, where there is a signpost to a side road to Treknow. Go downhill into the village, and fork right towards Trebarwith at the signpost in the village street. The house is on the left a few hundred yards further on and just after the end of the 30 mph limit, BEFORE the road goes steeply downhill to Trebarwith. For satellite navigation, the postcode is PL34 0EN.
