Ramada International and Jarvis Hotels Sign Major Franchise Agreement; Ramada International Returns to Great Britain Ramada International and Jarvis Hotels Sign Major Franchise Agreement; Ramada International Returns to Great Britain LONDON, June 12 -- Ramada International Hotels & Resorts, a division of Marriott International, Inc. (NYSE: MAR), announced today that it has reached an agreement with Jarvis Hotels PLC that will result in a franchise agreement encompassing approximately 55 hotels and 6,100 rooms. The agreement marks the return of the Ramada International brand to Great Britain after a two-year absence. The conversion of Jarvis' hotels is expected to be completed by September 2001. All properties will be operated by Jarvis Hotels and will carry one of the following brand names: ● Ramada Plaza Hotel ● Ramada-Jarvis Hotel ● Ramada Resorts "We are delighted to bring Ramada's unique brand of hospitality back to Great Britain. We believe Jarvis hotels fit perfectly with Ramada's brand standards and culture. "The partnership between Jarvis Hotels PLC and Ramada International Hotels & Resorts marks an important new milestone in our history. It allows us to fly an international flag and provides a major platform for us to leverage our undoubted management and marketing skills in the fast changing hotels' marketplace. It will also allow us to obtain all the advantages of a link with a strongly branded global marketing system as well as bringing important synergies and cost savings across the business. Under terms of the franchise agreement, the former Jarvis Hotels will benefit from Marriott International's MARSHA reservations system and will be bookable under Ramada's NR code and Marriott's EM code in the global distribution systems. In cooperation with Ramada International, Jarvis plans to develop additional hotels that meet Ramada's quality standards in key gateway cities and regional hubs in Great Britain. All of the Ramada-Jarvis hotels will maintain Ramada International's five pillars, which are: a restful sleep, an invigorating shower, a well-trained staff, an exceptional level of cleanliness and the "Ramada Mornings Breakfast" -- a selection that is hot, delicious and easy. Ramada International had a presence in Great Britain with four hotels from 1983 until 1999, when the hotels were converted to Renaissance Hotels. Ramada International Hotels & Resorts, operating outside of North America, is one of Marriott International's 12 lodging brands. Currently, Ramada International properties are located in 13 countries around the world. Jarvis Hotels are located in more than 50 cities throughout Great Britain. The Lamb’s Theater, a longtime fixture on West 44th Street inside the Manhattan Church of the Nazarene, is now the luxury Chatwal Hotel. In Philadelphia, the previously empty Lafayette Building near Independence Hall opened in 2012 as the Hotel Monaco. In New Orleans, new life is being breathed into the Cotton Exchange Hotel off Bourbon Street. As the hotel industry shakes off recession doldrums and new hotels are being built, the once-standard chain hotel has a sibling, hotels repurposed from existing buildings like offices, warehouses and hospitals. Behind the push is the changing tastes of younger travelers, who flock to cities and are bringing an urban sensibility to their accommodations. “Travelers don’t want consistency and reliability to come at the expense of authenticity,” said Henry Harteveldt, a travel analyst for the research firm Hudson Crossing. The adaptive-use hotel is a presence in smaller cities like Amarillo, Tex.; Pittsburgh; and Stamford, Conn.; as well as big cities like New York, Washington, Boston and New Orleans. “Brands have realized standardization doesn’t mean as much to guests as it did in the past,” said Bjorn Hanson, divisional dean of the Preston Robert Tisch Center for Hospitality, Tourism and Sports Management at New York University. Executives at Marriott estimate that 10 percent to 20 percent of their Courtyards opening this year will have had other uses.

This fourth edition will continue to serve owners as a reference for which operator has a strong presence in their home market and in potential future markets further ashore as well as key feeder markets across the region. As more brands are created and/or introduced to the region, owners need to navigate a more complex environment. At the same time, M&A activities have created larger companies with a very large portfolio of brands. At the same time, we see operators building pipelines with limited-service brands that are easier to scale. Which operator to choose? Branding, anchored by the management expertise and distribution power that operators bring to a hotel property, is becoming more and more critical. In the face of increasing competition, non-branded properties often perform at a discount to their branded peers due to lack of awareness and quality assurance. Running a hotel is no easy task and owners have a tendency to view operators’ fees as unjustified for the value they deliver. It is essential that owner and operator align their interest from very early in the process and work towards a common goal, rather than start their long-term relationship from conflicting standpoints.
