To the right you have an inner lobby from which there is a downstairs cloakroom and from where one staircase rises to the first floor.

The sitting room with oak floor, exposed brick chimney breast and wood burning stove has double doors that lead through to the conservatory and also out onto the sun terrace and garden.

The country style kitchen with granite work surface has a quarry tiled floor and central island with beech wood top, together with built in appliances to include a dishwasher, fridge, freezer and Rangemaster double oven with five ring hob.

The kitchen opens into the dining room, having an oak floor. There is a side door that leads out to the garden and the pool house.

To the left of the entrance hall is the utility room with plenty of storage and space and plumbing for a washing machine and dryer.

A further lobby off which is a downstairs bathroom and second staircase rising to the first floor is used as a family room.

From here a door leads through into a gym room and then into an office/games room, both of which can be accessed by a separate door that opens to the front of the house.

This beautiful home, which originally dates back to 1893, enjoys a superb location in the glorious Warwickshire countryside, just three miles from Royal Leamington Spa. “We bought the house back in 2000 and for us it was the potential of the property as a whole combined with the convenience of this beautiful countryside location that sold it to us,” says the owner. “Radford Semele, which is just up the road, is a lovely little village where we were married and our children went to school; we can get to places such as Leamington Spa and in a matter of minutes, and yet at the same time we’re surrounded by gorgeous rolling farmland.”

“When we bought the house it was a rather modest four-bedroom cottage, but we’ve since added a huge extension that has enhanced it no end. The newer addition incorporates bedrooms and bathrooms as well as a small second kitchen, a gym and an office area, and it’s linked to the main house by a beautiful dining room, which features a glass walkway above. We’ve used the extra space for working from home, at one point it was a B&B, but it could also be an ideal annex for a dependant relative; in short, the possibilities are endless.”

“The older part of the house has been sympathetically renovated and retains a lot of its original period features so it has great character and charm. However, we also wanted to make it more conducive to modern family life so we took down a wall between the old kitchen and dining room to make one big space, which is now the real heart of the home. We’ve also had the roof replaced, new windows installed and beautiful new flooring laid in the lounge so the whole house is in great condition.”

“This has been a really lovely family home, and the garden and the beautiful outlook are definitely standout features of the property,” continues the owner. “We have a lovely big courtyard area that’s great for entertaining, and then the rest of the garden is laid to lawn, and the whole property is surrounded by a very mature border of shrubs and trees, so it’s not only very private, but also very safe and secure for children.”

“The dining hall that links the older part of the house to the newer addition is a very impressive space, however the kitchen is the room that we tend to gravitate to,” says the owner. “It’s a place where we can eat, cook, the children can do their homework… it’s the real heart of the home.” *

Fosse House Pages.indd 4 25/04/2019 09:09 For us the location really couldn’t have been better and that’s one of the reasons we’ve stayed for nineteen years,” says the owner. “We can step out of the front door and walk for miles through some of the most beautiful countryside, and yet at the same time we’re just a stone’s throw from two bustling towns.”

Fosse House Pages.indd 5 25/04/2019 09:09 Fosse House Pages.indd 6 25/04/2019 09:09 First Floor There are two separate staircases rising to the first floor landing, having a mezzanine with glass balustrade overlooking the entrance hall. Off the landing, access is gained to the master bedroom with a vaulted ceiling and exposed timbers and brickwork, with an en-suite shower room. There are three further good sized double rooms to one end of the house and a generous double and single to the other end. The family bathroom is tiled with a free standing slipper bath and large walk-in shower.

The tree lined sweeping drive leads down to the double garage and front of the house. The garden with open countryside views is mainly laid to lawn. There is a large sun terrace and stand alone swimming pool house.

Fosse House Pages.indd 12 25/04/2019 09:10 Ten years ago we decided to build an indoor swimming pool, and I have to say that it was one of the best things we did because it’s given us all a huge amount of enjoyment,” says the owner. “It’s set slightly away from the house, but we can use it all year round, and it’s heated by an air source heat pump so it’s really quite economical to run.”

Fosse House Pages.indd 13 25/04/2019 09:10 We’ve had nineteen very happy years in this house so we’ll definitely be sad to leave,” says the owner. “I’ll miss the space both inside and out, and also the location. It’s been a wonderful place to bring up our family.”
