SOUTH EAST INDUSTRIAL MARKET COMMENTARY

The area is popular with businesses with multi-let estates providing modern, self-contained units between 5,000 and 15,000 sq ft seeing the highest level of take up over the past 12 months. Current prime headline rents for units sized below 20,000 sq ft are in the region of £15-17psf, with units in excess of 50,000 sq ft achieving more than £10psf. There is strong investor demand in the multi-let sector predominantly for prime and good secondary assets situated in the South East and in particular within the M25. The South East has seen significant yield compression, with the average price weighted initial yield at 5.25%. Trading in London and the South East experienced its strongest quarter on record with £748m of sales which is three times the five year average. The demand for trade counter units remains strong with many operators relocating or increasing their number of units. The majority of development has focused to the north of Lea Bridge Road, where the subject property is located, which is seen as the prime location within Leyton. As demand has increased, rental incentives have moved inwards, and landlords can now expect to offer a 6 months rent free on a five-year term compared to nine months 12 months ago. A lack of speculative development has led to an increase in prime headline rents, however developers who have speculatively developed within the M25 (London Orbital Road) have been successful as seen at Origin Park, Park Royal.
