It sits to the West side of Archway Tower and Archway underground m crouch end 25 station on the Northern Line, which runs North to Highgate and High Barnet and South to King’s Cross and the city centre. The nearby Upper Holloway station also gives access to the Overground service. Archway also serves as a major interchange to a number of bus services, taking passengers to and from the area in all directions. This application relates only to floors 1 to 4 and 6 to 12 of the building. Access Site pedestrian access is from the West, with vehicular access to a basement car park also from the West via ramps. The basement is not connected to the building by either lift nor staircase. Topography The site slopes from down West to East across the building. This level change is evident from the street that links the car park to MacDonald Road. Orientation Hill House is formed by two interlocked buildings: a horizontal, 4 storeys high building that runs North-South and a vertical, 13 storey high building that runs East-West. Ecology The site is a “brownfield” and fully developed. The site is located in a high street urban context with limited tree lined sections of road. Within the wider residential context, there are pocket parks, courtyards and private gardens. Development Quantum A change of use to residential would yield the following quantum of accommodation: • 93 x 1 bedroom units • 48 x studio apartments All internal layouts will comply with the London Plan Spatial Standards and Lifetime Homes. It is formed by two main parts: • A four storey, including ground level, low- rise building running North-South • A thirteen-storey building - interlocking with the low-rise building - oriented East- West The building sits in a prominent location, facing a public square and creating a small mid-rise cluster next to the local landmark of Archway Tower.
