Part ofLots 8 & 9, Concession 8; Nobleton 1. RECOMMENDATIONS The Planning Department respectfully submits the following recommendations: A. That Zoning By-law Amendment application, File No. Z-2012-07, submitted by Hamleys Developments Inc. with respect to the lands described as Part ofLots 8 & 9, Concession 8, for revisions to draft plan of subdivision 19T-03K01, be received and referred back to staff together with all agency, applicant, Township department, Council and public comments for a further report following the receipt of the same and completion ofthe Planning Department's review. 2. BACKGROUND The subject lands are described as part of Lots 8 and 9, Concession 8 as well as Blocks 190, 194, 205 and 207 of registered plan 65M-4169. Specifically, the lands subject to this application are five locations within draft approved plan of subdivision 19T-03K01, as shown on Figure 1. Draft plan of subdivision 19T-O3K01 received approval from the Ontario Municipal Board in 2006. A subdivision agreement has been entered into between the Township and the owner. Phases 1, 2 and 3 of the draft plan have received final approval and have been registered. Home construction and/or occupancies are underway. The later phases of the subdivision are currently advancing towards, but have not yet received, final approval and registration. 3. PROPOSAL The application proposes a series of amendments to Zoning By-law 74-53, as amended by Zoning By-law 2006-24. By-law 2006-24 is the site specific zoning by-law which applies to the related draft plan of subdivision (File no. 19T-03K01). The purpose ofthe Planning Department Report Number P-2012-44 Page 7 of 189 Application for Zoning By-law Amendment Planning Report P-2012-44 Page2 application and the proposed amendments is to facilitate the following: 1. Rezoning lands at the northeast corner of Parkheights Trail and Highway 27 from R1N-6-H which allowed townhouses to R1N-3-H (with a site specific exception) and R1N-4-H to permit twenty single detached dwellings (refer toFigure 8); 2.
