CHECK-IN

The day of your arrival (or the next morning):

• We will not be present to welcome you, not living in the Ardèche. It is Esther who will be happy to receive you, to introduce you to the cottage and to give you some local info, she lives in the village next door. Don't hesitate to ask her! It will welcome you between 4pm and 6pm. You will have to call it 30 minutes before you arrive, for example when you are at . If you arrive after 6pm, call her anyway, the keys will be placed in a locked box. Esther will then pass the next morning.

For details, you will have 24 hours to amend it by calling Esther. • For a "relaxed" arrival, you will find on arrival: o What to organize a dinner (spaghetti, Bolognese sauce, fruit salad, country bread, water bottle, paper towels) o Enough to organize a breakfast for the next day (ground coffee, tea bag, cocoa pod, skimmed milk, bread, butter, local jam, cereals and cocoa pod for children). o Toilet paper / liquid soap / shower products / paper towels / dishwasher tablets / washing machine tablet • You can then go the next morning on LARGENTIERE at the "Carrefour Contact" (open Monday to Saturday until 7pm and Sunday morning until noon) and then at the market at LARGENTIERE which is held every Tuesday morning. • Also available, per person, a small and a large towel as well as a bath towel.

CHECK-OUT

• The day you leave:The house must be vacated by 10am. Esther will come around 9:30 a.m. for the check-out. If you would like another schedule, please contact Esther. • Housekeeping is included in the rental. As stated in the rental agreement, the household covered includes the normal cleaning of floors, sinks, shower, sanitary, dust, glazing, shimmering and trash. So unothered and unb rowed dishes, uncooked waste inside or outside, messes, cleaned BBQ, etc., etc. will result in additional Esther work that will be charged to you (withheld from the deposit - deposit processing fee processed via SWIKLY).

« LA CALADE DE JOUX » RULES

Adress of the rental 477 Montée de Joux 07110 Capacity Maximum 7 people - Under no circumstances can it be extended unless the owner agrees beforehand and written. If the number of tenants exceeds the capacity, the owner may refuse the additional persons. Any breach of contract resulting from non-compliance with this requirement will be considered at the customer's initiative and will not result in a refund. - It is strictly forbidden to smoke inside the house - Pets are not allowed (except written authorization from the tenant) Rental duration - If the stay is shortened, the price of the rental remains acquired to the owner. No refunds will be made. Rates - Resident taxe : included - Water and electricty : provided (for a normal use) - Beddings : provided o For each bed : 1 lesse /1 sheet cover/ 1 duvet cover / 2 or 4 pillows o Change of bedding possible during the stay, on request, charged 20 euros/bed - Towels : provided o For each person : 1 large towel / 1 small towel / 1 bath towel o Change of towels possible during the stay, on request, charged 20 euros/person - Cleaning - The daily cleaning is the responsibility of the tenants. At the end of the location, it is requested that this 'home-like' household be carried out, included dishes made and stored, furnitures and interior and exterior decorations in place, clean chair tables, waste-free floor surfaces, barbecue grill and cleaned utensils, general condition correct. The so-called 'rental' household consists of cleaning floors, sinks, showers and toilets, dust, glazing, shimmering, garbage cans. o The use of the internet and the phone should not generate any overcout compared to the freebox plan subscribed. The conditions are provided in the welcome booklet available in the house. The discrepancies will be deducted from the security deposit upon presentation of the proof by the owner. o French LAW HADOPI: Proposed internet access should not be used in any way for reproduction purposes, representation, provision or disclosure to the public of works or objects protected by copyright or neighbouring law, such as texts, images, photographs, musical works, audiovisual works, software and video games, without the permission of the holders of the rights provided for books I and II of the intellectual property code where such authorization is required. By making this internet access available, we would like to invite you to adopt a responsible attitude regarding the use of this internet connection. Failing that, the owner will be obliged to disclose the contact information of the tenant who used the owner's internet access.

Damage deposit - The damage deposit will be refunded no later than 15 days after the end of the location or at the end of the work requiring the intervention of a craftsman, totally or partially if and only if sums were due to the owner for rental charges or repairs.

Insurance The tenant is responsible for any damage that occurs. It is required to be insured by a typical resort insurance policy for the various risks (see if coverage by your main home insurance or take out specific insurance, for example Contrat TRANQUIL’OC from CHAPKA Assurance). The tenant must provide a written confirmation of the appropriate insurance cover 21 days before the arrival in the location. Use This rental is made on the usual and legal charges and conditions and the tenant undertakes to: - Only intended for habitation without causing neighbourhood disturbances (noises, smells, fumes, lights, etc.) - Do not degrade or soil the exterior of the property - Do not give up or sublet this rental under any circumstances, even for free, unless the owner agrees in writing. - Do not change the premises or the layout of the furniture in any way - Do not make any fires or barbecues in the house or in the property, except for the hard barbecue on the terrace next to the kitchen and except for the 3 oil torches on the covered terrace next to the living room. not to leave these fires unattended and to ensure complete extinction at the end of their use. - Allow the owner or his representative to carry out maintenance work (pool maintenance / green space maintenance) and any repairs whose urgency and necessity would appear during the rental and this without claiming compensation or a reduction in rent. - The tenant will not be able to object to the visit of the premises, when the owner or his representative requests it. - Failure to comply with weather alert (Météo France alerts : storm warnings, strong wind,...) that would cause easily preventable damage (closed umbrellas, closed windows and doors, stored audio equipment, etc.) will incur the responsibility of the tenant. Dispute In the event of a dispute, we will try to reach an amicable agreement. However, if this proves impossible, only the AUBENAS Tribunal will have jurisdiction to resolve the dispute.

LEVE 0 – BATH ROOM

- Extra heating is available above the door. It must be activated with the control next to that of the light and choose the heating power by pulling once or twice the string on the radiant. You have to think about stopping it, no timer.

OPEN TERRACE

- The descent of stairs can be protected by a children's barrier when the sliding door is open, otherwise, close the red window door before the stairs. The gate is stored above the stairs, accessed by the terrace. - Lighting and 2 fans activate from the controls behind the second sliding door.

- The torches only work with liquid oil. Matches are available next to the stove in the living room. To turn them off, simply take a candlestick (towards the fireplace) and use it as a smother. Do not move the torches when they are lit. If the tank is empty, an oil can is available under the garden shed to the right of the wooden pile looking from the terrace to the left.

BBQ TERRACE

- The use of the barbecue should be done with caution so as not to cause a fire. Read the safety tips available next to the barbecue, failing that in the Appendix of this welcome booklet.

ECOLOGICAL INSTRUCTION

Recycling :

The garbage cans are picked up on Fridays. They are located at the entrance to the property.

Two garbage cans: marked GERARD 1 for non-recyclable and GERARD 2 for recyclable. A small garbage can at the entrance of the house allows to store recyclable waste while waiting to move it to the trash 2.

A collect point Glass / Papers / Piles is located closed to the road to Joux.

A garbage dump is open weekdays in the afternoon and Saturday morning in Largentière.

Instruction :

- Do not throw anything by water, just toilet paper. Wipes, protection, ... are banned. -Think about saving water. In the bathroom, think "little hunt" - Use the air conditioning in the room floor just as necessary, closing the window. - Think about turning off the lights, especially outdoor terraces/path/pool...

Night lighting is provided from the gate to the house. Activation:

SWIMMING POOL

Maintenance : The swimming pool is maintained by the company AUDIGIER Pool in Aubenas: regular passage to check the water quality, clean the filters and check the alarm. Filtering runs from 8 a.m. to 10 p.m. If you notice an anomaly (pump does not work during the day, water color change...), thanks to sent us a text to 00330630096576 An automatic robot is available. It cleans the basin in about 2 hours. • Check the presence of the filter basket, if necessary, clean it with the water spray • Put the robot in the water (! don't hold it by the electric cable please!) • Plug in to the grip on the pillar • Turn on the blue light push • Don't swim • When the robot is stopped, bring the worm back to you by slowly pulling on the electrical wire. Thunderstorms are few but can be severe. If no electricity in all or part of the house:

STORY of the HOUSE

This house existed at the end of the 18th century. Before 1800, it was more difficult to go back in time: the archives are difficult to read for neophytes like us. The 19th century was the golden age of the Ardèche with the breeding of silkworms. Some mulberry plants remain: there is one in front of the first house in the ascent of Joux. The population of the hamlet of Joux exceeds 170 people .... today residents count on the fingers of both hands.

The house is placed on a rocky mound at the foot of the hamlet, the vaulted chamber is dug into the sandstone. The only path to the hamlet passed by the house: the Joux calade. A calade is a pier. Joux's is very deteriorated. You'll find real calades on your hikes. The house had a dominant position with an extended 360-degree view. It is indeed necessary to imagine the absence of high vegetation that now clogs the view especially on the west. In winter, you can see through the trees the village of on the other side of the Valley of the Line. The position of the house suggests that it served as a guard and observation post to alert the hamlet.

The house as it is today was built in several sequences. The original building corresponds to the living room with the cellar underneath. The cellar was actually used for animals: there was a hole between the living room and this cellar to feed the animals. The cellar has 2 windows below the bed. On the outside, you can see very well the stones of carved angles. Inside, the beautiful door with lintel brace between the kitchen and the living room also attests to this first building. On the kitchen side, above the radiator, there is an old fenestron. A source feeds the house: see the green metal hatch on the calade under the parking lot.

Then the kitchen was added. The house was unoccupied from 1960 to 1980. Following an inheritance, a person from Rueil Malmaison called 'the Parisian' for the premises, bought several plots around the house to connect it to the road. It has undertaken major renovations and added the south terrace. A room was built under the terrace with only access to the garden door. She also designed part of the garden.

The house was taken over in 1995 by a Dutch family: you will be surprised by the number of Dutch or Belgian who have houses in the area. Many of these are definitely installed. The terrace was then covered and the pool was built. As much as the Parisian had carried out a quality renovation, as much our Dutch made functional ...

When the Dutchman died in 2011, we took over the house. Our main projects have been to allow covered access between the garden floor and the living room. A staircase from the kitchen to the upstairs bedroom was also added. The garden floor has been completely transformed with the transformation of the cellar into a chamber: 20 cm of rock has been removed to allow sufficient height. A concrete cap has been added to insulate the whole: water

We also changed the poles of the covered terrace, remains to be treated under roof. A bedroom was created upstairs. A second, as well as a toilet, is provided above the living room. We also added parking by the pool. This restoration lasted 8 years, with a very little active phase of 3 years because we lived in China ... you will find in the house some objects brought back from our asiatic journeys .....

QUI SOMMES NOUS

We discovered the Ardèche about 15 years ago, starting with the Vallon Arc Bridge region, then gradually moving away: not too far north to stay in the Mediterranean climate, not too much to the south to limit our travel time to 5 hours.

Following a holiday 20 km from ROCHER, we enjoyed these first foothills Cévenol, still Mediterranean, but not too stifling, a little away from the hustle and bustle of the gorges with a multitude of character village and typical hamlet.

We live year-round in the Doubs, in the Montbéliard region.
