INFORMATION ON BTO FLATS IN MAY 2017 EXERCISE

DAKOTA BREEZE and PINE VISTA

There are two BTO projects in Geylang Town offered for sale. Dakota Breeze is located at the junction of Jalan Satu and Jalan Dua while Pine Vista is bounded by Cassia Link and Pine Lane. The details are set out in Table A(1)(a).

2 Within these developments, the various roof gardens serve as alternative outdoor spaces for residents to enjoy, interact and bond as well as provide visual green relief. The roof gardens are accessible to the residents and also open to the public.

3 Both developments will be served by the Dakota MRT station and several public bus services plying along Guillemard and Old Airport Road. The developments are also easily accessible by car, from Pan-Island Expressway (PIE) and Kallang/ Paya Lebar Expressway (KPE). Residents may patronise the Kallang Airport Neighbourhood Centre (NC) where there is a market and food centre and eating outlets as well as a wet market to cater to their needs. For leisure and recreation, the residents can visit the Mountbatten Community Club.

4 To encourage an eco-friendly lifestyle, the developments are designed with several eco-friendly features such as eco-pedestals in bathrooms to encourage water conservation, motion sensor controlled energy efficient lighting at staircases and regenerative lifts to reduce energy consumption, etc.

FOREST SPRING @ YISHUN

5 Forest Spring @ Yishun is located along Yishun Avenue 1 and the details are set out in Table A(1)(b).

6 Within Forest Spring @ Yishun, the accessible roof gardens provide space for community gathering and bonding among residents and is also open to the public.

7 Residents can patronise Yishun Mall, an HDB NC, for a wide variety of food choices, as well as goods and services. For recreation, residents can visit Yishun Park and Yishun Swimming Complex or participate in the various activities organised by the Nee Soon East Community Club. Medical services are available at Yishun Polyclinic and Khoo Teck Puat Hospital.

8 The development is linked by a network of bus services, providing good transport links to the Yishun Town Centre, where there are more shopping and dining options, such as Northpoint Shopping Centre. Yishun MRT station and bus interchange provide connectivity to the rest of Singapore.

MARSILING GROVE and WOODLANDS SPRING

10 There are two BTO projects in Woodlands Town offered for sale. Marsiling Grove is bounded by Marsiling Road and Woodlands Street 13 while Woodlands Spring is bounded by Woodlands Drive 60 and Woodlands Avenue 6. The details are set out in Table A(1)(c).

11 Within the developments, there are accessible roof gardens and green roofs where residents can enjoy open spaces for relaxation, family bonding and social interaction. The roof gardens and green roofs are also open to the public.

12 Residents of Marsiling Grove will be served by Marsiling MRT station while residents of Woodlands Spring will be served by Admiralty MRT station. Both stations are linked to the Woodlands MRT station and bus interchange located in the regional centre, where a wide range of facilities and amenities is available, such as shopping and dining options at Causeway Point and Woodlands Civic Centre. In addition, Woodlands Spring will also be served by Woodland Mart (an HDB NC). Other recreation facilities include Woodlands Crescent Park, Woodlands Town Park East, Woodlands Town Garden, Woodlands Stadium and Sports Hall as well as Sports and Swimming Complex. For leisure, residents of Marsiling Grove can participate in the activities organized by the Marsiling Community Club while the residents of Woodlands Spring can patronize Woodlands Galaxy Community Club.

14 Woodleigh Hillside is bounded by Bidadari Park Drive and Bartley Road. The details are set out in Table A(1)(d).

16 Residents may patronise the HDB NC at Potong Pasir Avenue 1, which offers a wide range of goods and services as well as fast food restaurants and eating outlets. For leisure and recreation, residents can visit the Potong Pasir Community Club. Alternatively residents may also visit Joo Seng Green NC for their daily needs.

17 Woodleigh Hillside will be equipped with a district-level pneumatic waste conveyance system, which provides cleaner waste disposal. All buyers of the 2-room Flexi flats will have the option of flooring (Package 1) and sanitary fittings (Package 2) under the OCS. Elderly buyers of 2-room Flexi flats on short leases who wish to have a flat in a move-in condition can also choose an additional package (Package 3), see Table A(2) for details. The cost of the optional components will be added to the selling price of the flat. Grab bars will be automatically provided for short- lease 2-room Flexi flats.

b) 3-room and bigger flats 19 To provide greater flexibility in furniture layout and design, the “open kitchen” concept is provided for some flat types in the May 2017 BTO projects. Buyers will be given a choice to opt for a partition wall between the living/dining area and the kitchen, if they do not want the “open kitchen” concept.

20 Buyers of new 3-room and bigger flats can opt for flooring for the living/dining and bedroom, as well as internal doors and sanitary fittings in bathrooms (i.e. wash basin, water tap and shower mixer). The cost of the optional components (see Table A(3)) will be added to the selling price of the flat.
