LOCAL VIEW Canary Wharf | Islington Riverside | Wapping Spring/Summer 2013 Welcome to the Spring/Summer Edition of Local View 2013 In the following pages, we provide an insight into the unique London property market and showcase a selection of the most impressive London properties currently for sale and to rent with Knight Frank. The prime London property market continues to outperform, despite continued economic uncertainty. The clarity provided by December’s draft finance bill around the taxing of £2m+ properties owned through companies, resulted in a surge in activity in the early part of the year after months of uncertainty in the wake of the March 2012 budget. Activity levels are robust across all price bands in the market, and prices are still increasing, with levels already more than 20% higher than the previous peak in prices back in March 2008. However, it is interesting to note that growth at different price levels is moving at slightly different speeds. Since stamp duty for £2m+ purchases was raised from 5% to 7% in March last year, prices for properties under this threshold are advancing more quickly than those above the threshold. The exception is for properties worth £5m+, where prices are also climbing more steadily. London retains its reputation as a leading global hub and international demand remains a key factor driving price growth. Overseas buyers continue to view London property as a safe haven to invest in. Over the past 12 months, Knight Frank has expanded its global network, both in London and overseas, attracting more buyers and tenants from around the world. -

In the ** Tower of London - London EC3N 4AB First and Second World Wars, the Tower was again used as a prison, and witnessed the executions of 12 men for espionage. OVERVIEW OF CROSSRAIL WORKS IN CENTRAL ROUTE SECTION 1.2 The central route section represents the largest scale engineering component of the project. The route will comprise 6 m diameter twin-bore tunnels running under central London that will connect existing railways to the east and west. The tunnels will generally be at a depth of between 20 metres and 40 metres. At a point beneath Stepney Green, the route will fork: one route will continue north-eastwards towards Stratford, the other will head south-eastwards towards the Isle of Dogs. -

This scenario comprised the Annex 3: Construction Dust Assessment Procedure; Annex 4: EPUK & IAQM Planning for Air Quality Guidance; maximum amount of commercial and retail uses with the rest of the permissible total floorspace allocated to SUPPORTING APPENDIX Annex 5: Professional Experience; serviced apartments, as this produces the most road traffic from deliveries and servicing. Annex 6: Modelling Methodology; Annex 7: London Vehicle Fleet Projections; For the site suitability assessment, the key area of concern is the proposed facades in closest proximity to Annex 8: Air Quality Neutral Assessment; and Annex 9: Construction Mitigation. Aspen Way, as this is where air pollutant concentrations at the Site will be highest as a result of emissions from The London Borough of Tower Hamlets (the LBTH) has declared a borough wide Air Quality large volumes of traffic on Aspen Way. The approach to the assessment of site suitability is to use a series of Management Area (AQMA), due to exceedances of the annual mean nitrogen dioxide (NO2) and 24-hour mean particulate matter (PM10) objectives. -

Follow this easy walk and you will be able to see lots of the locations for some of your favourite films. CANARY WHARF AND ISLE OF DOGS 2 WEST INDIA QUAY – GANGSTERS MOVIE MAP Start your tour at West India Quay DLR station. The building towering over the station is 1 West India Quay, which is the Marriott hotel and exclusive penthouse flats, home to movie stars and several Premiership footballers. The building is 111m high, designed by HOK Architects and was completed in 2003. In the film Layer Cake (2004), Daniel Craig's un-named character is dangled over the edge of the still unfinished tower by gangster Eddie Temple (Michael Gambon). A Walk past the cranes to the SS Robin, the world's oldest complete CANARY WHARF AND ISLE OF DOGS steamship. It’s now a gallery and arts venue, hosting photographic exhibitions. Past the SS Robin is the pedestrian bridge over the North Dock. 3 MOVIE MAP Before you go over the bridge, take a look at the old warehouses on West India Quay which now house the Museum in Docklands as well as bars and restaurants. This is all that remains of the original 19th century dock buildings.
