Physical Location and Recreational Activities

The subject property is located in Bullhead City which is situated on the Colorado River just south of a dam (Davis Dam) which creates Lake Mohave. Lake Mohave and the Lake Mead National Recreation, which starts at the northern border of the Bullhead city, Arizona and Laughlin, Nevada, saw 1.7M visitors in 2015, enjoy water sports, boating and fishing. The largest number of these visitors (1.3M) entered the Lake through Katherine’s Landing at the North end of Bullhead City. The Lake extends 70 miles north to the Boulder Dam, just east of Las Vegas Nevada. The Town of Laughlin, Nevada has 10 casino resorts along the West side of the Colorado river across from Bullhead City, that receive about 2M visitors a year.

The Bullhead City/Laughlin area, which includes Fort Mohave and , Arizona, as well as Needles California to the South, has (6) 18 hole golf courses, are most enjoyable through 9 months of the year , but open and active year ‘round. In addition to golf, water sports and the casino nightlife visitors to the area also enjoy all terrain sports such as dirt biking and “Four-Wheeling”.

The area is referred to as the “Tri-State Area”, because it is the location where the States of Nevada, California and Arizona all share a border, at a point in the Colorado River. Most summer visitors come from California to jet ski, boat and play on the River, and in the casinos, while winter visitors, sometimes called “snowbirds” come from the north and east to escape the cold weather and enjoy the moderate winter climate. Winter visitors golf, bike, ride motorcycles, all-terrain vehicles and all that the desert climate affords them, as well as the entertainment offered by Laughlin’s casino resorts. The area is conveniently located for day and over night trips to the cities of Las Vegas, Los Angles and Phoenix, as well as the Grand Canyon and other natural wonders throughout the Western US.

Population and Commercial Development

The Arizona side of the Colorado, which includes Bullhead City, Fort Mohave, Mohave Valley and the Fort Mohave Indian Reservation has a population of almost 58.000 people while the Laughlin side has approximately 7,500 residents. The economy in the Bullhead City/Laughlin area has been steadily increasing over the last 2 to 3 years and in early June of 2016, DOT Distributing, one of the largest food distributors in the US, announced that they would be establishing a distribution center in Mohave Valley. In addition a second Super WalMart Center started construction in October 2016, in Fort Mohave and is scheduled to open in 2017. There is currently an existing WalMart Super Center, a Target Center and Three other Commercial Centers anchored by major grocery chains. The Laughlin/Bullhead Area is serviced by two hospitals, one in Fort Mohave and the other in central Bullhead City.

The Tri-State location not only provides convenient access from three states for tourism, but also provides convenient access for transportation and commerce located in the area. The Subject Property is adjacent to the center anchored by Target and Kohl’s, next to the Colorado River at a location where the Area’s Two main arterials intersect and the construction of a 3rd bridge across the Colorado River is being jointly planned by Nevada and Arizona. An international airport is adjacent to the north end of the Bullhead Parkway which will have scheduled service to and from Phoenix beginning in 2017, via American Airlines. The site is 9 miles north of Needles, California, which provides access to the interstate highway system and has a rail yard and loading docks for transporting materials and goods throughout the US by rail.

Climate and Lifestyle

Temperatures in the Area vary from an average High of 112° F in July to an average low of 65° F in December. The moderate temperatures allow for the development of very functional integrated indoor and outdoor living spaces, as well as the use of tropical plants, pools, spas and tennis courts within residential developments.
