The County Development Plan is a document that sets out the overall strategy and vision for the proper planning and sustainable development of the county over the 6 year plan period. The Plan will be prepared in the context of the framework of national and regional strategies and guidelines, and must be prepared in accordance with the provisions of the Planning and Development Act 2000 (as amended). The Plan consists of a written statement and accompanying maps. The County Development Plan is a material consideration in making decisions on future planning applications. WHY GET INVOLVED? Its stated area is 0.92ha. It is a rectangular field under grass. It has frontage of 60m onto a county road whose width, surface condition and alignment are good, although there is a solid white line in front of the site. The roadside boundary of the site is marked by a post and wire fence. There are numerous one-off houses on roadside sites along that road in vicinity of the site, including several across the road. There is also a small house to the rear of the site. Access to the latter house is along an access track that runs for 150m along the eastern side of the site inside its red boundary line. 3.0 PROPOSAL 3.1 It is proposed to build a house on the site with a stated floor area of 231m2 and a roof height of 6.9m.
