The Property:

Listed as being of Historical or Architectural impo rtance Grade II, Gatehouse Farm is thought to date from the mid and late 16 th Century with extensions added in the 18 th /19 th and 21 st Century. Principally of timber framed construction the property presents plastered and part weather boarded elevations beneath a roof of handmade red plain tiles.

The property was subject to an extensive and compre hensive e 18 month restoration project in 2000. This included re-wiring, re- plumbing, replacing of windows, installation of insulation within the walls, under-floor heating, hand fitted kitchen by Keith Gray, four new en-suite bath/shower rooms and the addition of the garden room with glazed southern elevation overlooking the grou nds, lake and mixed woodland beyond. However many of the original features were retained including a number of structural timb ers and jetties (some exposed) and three mellowed red brick chimney stacks.

Planning permission has also been obtained for the conversion of a two storey detached granary to a self-contained two bedroom cottage and the erection of cart lodge garaging within a partly walled yard, adjacent to the gymnasium.

The house is surrounded by flagstone terracing flanked by wide beds of lavender which open to sweeping level lawns that are interspersed with a variety of mature specimen trees including pollarded limes, oak, ash, willow and Italian Cypress that flank a flat pond.

There are a mixture of mellowed brick garden walls, high beech hedging and newly planted yew through which the remainder of the grounds are reached. These comprise rough cut paddocks and recently planted stands of trees including silver birch, poplar, holm oak, eucalyptus and cedar, with a copse of establis hed deciduous woodland on the southern boundary.

LOT 2 - To the north-east of the house lies a range of traditional farm buildings, extending to some 14000 sq ft (1300. sq m). Such extensive buildings lend themselves to a number of commercial and storage uses, subject to the requisite planning permissions being granted.
