There’s so much here, it’s hard to know where to start… An eight-bedroom, fully-restored, period farmhouse, an attached and very spacious one-bedroom annexe, plus two independent two- bedroom properties, one a holiday let, one currently tenanted, the accommodation alone here has enough to keep you going for a while! Then there’s the office building, perfect for running a business, or conversion to another holiday let. And of course the ten acres of grounds, with stables, a large pond and abundant wildlife. Home to a large family for many years, this truly is a magical place for children and a superb place to begin the life you’ve always dreamed of.

Classic Character The owners of this rural retreat have been here for 24 years and have loved their time here: “I used to ride out this way and thought how lovely this area was. We’d always had brand new houses, but when this became available, we took a chance – and it’s been amazing! But it was rather a culture shock and we had to do a lot of work at first,” the owner explains. Dating back to the 1700s, the house isn’t listed but was originally part of the Somerleyton Estate. It would have started life as a Suffolk longhouse, with rooms leading onto each other, rather than off a hall. At some point a rear extension was added, with the stairs and

the roof raised too. When the owners came here, the house had been home to a tenant dairy farmer for many years. The owners stripped the building right back to the brick and restored it throughout, retaining only the original features. There are still oak beams marked with Roman numerals, lovely fireplaces and more to admire.

So Much To Enjoy The location is perfect. You’re close to everything but you feel as though you’re in the middle of nowhere. Just down the road from , and , as well as the villages of Somerleyton and Blundeston, you have stations, schools and shops on the doorstep, as well as the Broads and the beach, yet back at home it’s so tranquil and there’s abundant wildlife. The house is near a footpath into Somerleyton and the track across the marshes, so you can ride, walk or cycle all around the area. “It’s been brilliant for raising a family and the kids had a wonderful time here. We had ponies to ride and to drive and sometimes we’d take the pony and trap to pick the children up from school!” There’s so much freedom for young ones here – you can go for bike rides in the countryside, there’s a treehouse in the garden and canoe on the large pond. The owner’s children take it over to the island and play on there. They also have a zip wire over the water. You can fish too. “We have sheep, pigs, goats and our own geese. Kingfishers nest by the pond and herons visit regularly but there are still plenty of fish and natural springs keep the water topped up. It’s so easy here – whatever you want to do, you can – and we have amazing views in every direction.”

Business And Pleasure The owners initially built the annexe adjoining their house so that elderly parents could move in. In fact, over the years, both sets of parents were able to live here, rather than going into care. “We could keep an eye on them and support them, while they were able to enjoy living independently still. The tenant in the bungalow has been there since before we came and is very happy there, so that’s currently let out. We use the other cottage as an Air BnB these days and people seem to love coming here. The freedom and countryside attract them.” The offices were created from a former milking parlour and this too could become a further holiday let if desired, subject to permission. You could so easily run a business from here and the versatility is very attractive.

SELLER INSIGHT

“It’s perfect for multi-generational living. You can raise children here with great freedom, fun and independence while keeping an eye on elderly parents – and it’s lovely to see grandparents and grandchildren together.”

“There’s great business potential here, whether equestrian, as a wellness centre, for holidays, or whatever you want.”

“It’s a brilliant location. It feels in middle of nowhere but we’re so close to everything.”

“Over the last 24 years, we have made this everything we hoped for and made so many memories. It will be hard to leave and we hope the next owners enjoy it all as much as we have.”
