DESCRIPTION

• The availability of The Coach House represents an incredibly exciting opportunity to acquire a fantastic, versatile family home in a delightfully tranquil location close to Cornwall’s south coast and just 10 minutes’ walk from the thriving harbourside town of Newlyn.

3 Ref: LCAA8050 • The hamlet of Tredavoe is one of Cornwall’s hidden gems located at the end of a quiet country no-through lane surrounded by mature unspoilt countryside and yet incredibly accessible with the nearby towns of Newlyn and Penzance within walking distance or short drive away.

• The Coach House is Grade II Listed once part of the historic Tredavoe Farm , it was converted in the 1970’s and has been significantly improved by the current owners to create a charming, well proportioned home in a beautiful setting and whilst very neatly presented, it offers great scope for further improvement dependent upon the requirements of an incoming purchaser.

• Reception rooms include a generous proportioned sitting room with newly installed woodburning stove, a dining room with space for twelve seater dining table, a recently refitted kitchen/breakfast room with Belling gas cooking range, a kitchen sized utility room/pantry and a lovely library/office. Four bedrooms include a fabulous master bedroom suite with en-suite shower room and also access onto a fantastic first floor roof terrace bounded by timber railings and plate glass balustrades which enjoy fabulous views out over surrounding countryside.

• In addition to the main accommodation there is a fabulous purpose built LARGE MODERN OUTBUILDING faced in stone under a natural slate roof which comprises a fantastic artist’s studio, a gym with sauna and another large workshop. These three large rooms could obviously suit a variety of purposes, ideal as a home office, consulting rooms, artist’s studio or indeed potential for conversion for extra ancillary accommodation (subject of course to gaining necessary consents).

• Approached off a quiet country lane there is tarmacadam parking area for numerous vehicles plus a detached double garage with electric up and over door.

• Further outbuildings include three timber stables and a large glazed potting shed plus a further brick outhouse/store in the garden.

• The gardens and grounds are extensive and extend in all to approximately 2½ acres, ideal for families with children or prospective buyers seeking the ‘good life’. There is a large lower garden currently used as a grass badminton court. There is a large rear garden laid mostly to lawn enjoying a bright westerly aspect, ideal for barbecues, alfresco dining etc. The gardens then back onto two large field enclosures bounded by mature deciduous trees and incorporate a small area of woodland and also productive fruit trees which include apple, pear and cherry trees.

• Due to its end of no-through lane location there is virtually no passing traffic making this an incredibly peaceful and tranquil location to enjoy. Indeed, there is virtually no light pollution making for incredibly clear skies at night.

LOCATION

Tredavoe is a beautiful unspoilt rural hamlet located at the end of a quiet country no-through lane. The property has a vibrant local community with just 40 dwellings and a local chapel holding regular social events and functions.

4 Ref: LCAA8050 Within just 10 minutes’ walk is the harbourside town of Newlyn which has a very active harbour and fish market as well as a good selection of shops and a beach overlooking Mounts Bay. Newlyn has an ever improving range of services including an excellent delicatessen, grocer, various restaurants and inns and the recently opened acclaimed Newlyn Film House cinema. Penzance has the widest selection of shops and facilities in west Cornwall including a full range of schooling, museums, three national named supermarkets as well as many well known high street retailers.

A couple of miles to the south of Newlyn is the picturesque harbourside village of Mousehole and beyond this is Lamorna Cove made famous by its potters. Newlyn is well known for its fishing fleet but also for the Newlyn School of Art and is very much regarded today as an artistic hub for Cornwall with many studios and galleries throughout the town. Between Penzance and are long sandy beaches which conclude at the tidal foot causeway to St Michael’s Mount.

There are many other beaches and coves to explore around the local area as well as the South West Coast Path and many inland walks through beautiful rugged countryside. To the north are the surfing beaches around St Ives, also renowned for its artistic community and access to the area is excellent either by road on the A30 expressway which is mostly dual carriageway all the way to the motorway network at Exeter, or via train from Penzance where there is mainline railway terminus.
