Bockenfield Manor is an historic Grade II* Listed manor house which dates back to 1660, with earlier origins, that sits in an open rural setting close to the North Northumberland village of Felton. The property was built by the 17th century English architect Robert Trollope for the Heron family; other works by Trollope included Eshott Hall, Capheaton Hall and Netherwitton Hall. Bockenfield Manor’s façade has a number of significant architectural features including pilasters with pineapple finials, entrance doorway flanked with barley-sugar columns with a pedimented entablature with the Heron arms and a blocked circular window with cable-moulded surround. The current owners have sympathetically renovated and improved the property in recent years to provide a charming country home which retains a wealth of period features combined with a bespoke kitchen and new bathrooms. Period features include panelled doors, inglenook fireplaces, exposed stonework, beamed ceilings and mullioned windows and the property is mentioned in Pevsner’s Buildings of .

The double front door opens into a large, welcoming reception hall which has an inglenook fireplace, two mullioned windows overlooking the front garden and stairs up to the first floor. To the front of the house there are two generously-proportioned reception rooms, a drawing room and everyday sitting room, which offer fabulous entertaining spaces and have inglenook fireplaces with multi-fuel stoves and windows seats to take in the glorious views over the garden, paddocks and beyond. To the rear there is a dual-aspect formal dining room which also has an inglenook fireplace with multi-fuel stove together with a feature exposed stone wall, stairs to the first floor and doors to both the sitting room and kitchen. The kitchen/breakfast room is located to the rear and is fitted with a range of cream units with complementary granite work surfaces, double Belfast sink, a two-oven oil-fired AGA, induction hob, oven, integrated dishwasher and microwave with space for an American-style fridge/freezer. The kitchen, which has practical stone flooring, has two windows overlooking the woodland and pond area of the garden and has a glazed solid oak door leading out to a rear terrace. Off the kitchen there is a useful utility room which is fitted with a range of units, has a deep Belfast sink, offers plumbing for a washing machine and space for a tumble dryer, houses the boiler and has a door to outside. A cloakroom/WC off the hall completes the ground floor accommodation.

The wide staircase with turned wooden bannister leads up from the hall past a feature blocked mullioned window to a bright and spacious first floor landing. The landing, which has a beamed ceiling and decorative arched bookcase, gives access to the bedroom and bathroom accommodation and has a door where the original balustrade staircase continues up to the spacious attic. The superb master bedroom, which enjoys elevated views of the garden and open countryside beyond, has a range of fitted wardrobes and a fireplace with stone mantle with cast iron insert. This bedroom benefits from a luxurious en-suite with freestanding, roll top cast iron bath, separate walk-in shower, wash hand basin and WC. There are three further double bedrooms, one to the front and two to the rear. The bedroom to the front has a fireplace with stone surround and cast iron insert and a built-in cupboard. The two bedrooms to the rear have exposed ceiling beams and one has a feature exposed stone wall. All the bedrooms have an abundance of charm and character reflecting the different periods of construction. These bedrooms are served by a spacious bathroom with freestanding ball and claw foot cast iron bath, large separate shower cubicle, wash hand basin, bidet and WC. The generous attic space, which runs along the front of the house offers potential for development to create further bedrooms if required and subject to the necessary planning consents. EXTERNALLY

Bockenfield Manor is approached through a gated, stone pillared entrance to a drive that leads to a generous gravelled parking and turning area to the side and rear of the house. From the side parking area there is access to a useful garden store and attached to the utility room there is a further stone log store.

The walled garden and grounds surround the house offering privacy and seclusion. To the front of the house there is a south-facing flagstone terrace with attractive low walling which provides an ideal area to enjoy the tranquil setting and far-reaching views and for outdoor entertaining. The garden includes a low- maintenance gravelled area with raised rose beds, lawned garden, productive orchard and an enclosed area of woodland with a large pond which is a haven for wildlife.

The paddock land is well-fenced and divided into five interconnecting enclosures, four of which have a water supply. The paddock located to the side of the house contains a large, gated field shelter suitable for storage or stabling. The paddock land amounts to around 3.2 acres and offers an ideal opportunity for keeping livestock or for equestrian purposes. In all the garden and grounds amount to around 4.9 acres.
