OCCUPATIONAL MARKET

The Newcastle city centre office market is marked by tightening supply of prime, high quality stock, principally due to a lack of speculative development throughout the Credit Crunch and subsequent recession. At current take-up levels, there remains approximately 9 months of grade A supply within city centre areas. With a backdrop of limited supply and little new development, take up across Newcastle city centre remains buoyant at over 268,000 sq ft in 2013 with 250,729 sq ft reported so far this year.

The secondary sector is starting to benefit from overspill demand from occupiers unable to acquire Grade A space and is resulting in improved take up for better quality secondary stock. The secondary market is also being reduced through residential conversion as developers capitalise on relaxed planning regulations and availability of the Government’s Business Premises Renovation Allowance (BPRA) scheme. Five substantial Grade B buildings have been removed from the market in the last 3 years for conversion to hotel use. Accordingly availability of prime and good quality secondary stock remains restricted.
