Emerald Bay Pre Move-in Guide

We are excited that you have decided to make Emerald Bay your new home! Please be advised the entire application process typically takes between 3-5 days. To ensure a smooth process, please make you employer aware of your decision to live at Emerald Bay and that a verification of income form will be sent to them to complete. Please feel free to contact us with any questions you may have. A representative from Emerald Bay will contact you as soon as your application is fully processed. The following is a guide to help ensure a smooth transition into your new home and community. Thank you for choosing Emerald Bay as your new home.

  • Application fee of $50.00 per person is required to process your application and is not refundable. Non-refundable fee of $100.00 and Security deposit of $200.00 is required to reserve your apartment, and become non-refundable after 3-days from the date the application is received. If your application is declined for any reason, you will be refunded your security deposit and non-refundable fee, totaling $300.00.
  • The move-in date received at the time of application is final. If the applicant elects not to move into the apartment until a later date, rent must still be paid from the original move-in date. Application will be cancelled the morning following your move-in date if you fail to contact Emerald Bay.
  • If the property is currently under construction delays may occur. If application is not able to be fully processed due to insufficient information or lack of third party verification move-in will be delayed. Move-in dates can not be guaranteed.
  • Keys will be released as of the lease start date ONLY. All parties to the agreement must sign the lease and addendums, and all required rents and charges must be paid in full before keys will be issued.
  • ONE FULL MONTH’S RENT IS DUE AT MOVE-IN. If applicable, the following month’s rent is pro-rated. If your lease begins on the 25th you will pay the pro-rated amount for the current month as well as a full month’s rent. All rents are due on or before the 1st calendar day of each month.
  • The applicant is responsible for establishing service accounts with Progress Energy prior to taking occupancy of the apartment to be effective no later then the lease begin date. Progress Energy will be contacted by our office to disconnect services as of your lease begin date. Bright House cable is available and our residents receive a discount on installation provided they contact Emerald Bay’s cable representative, please ask leasing specialist for the contact information. Water is billed by Emerald Bay in addition to your monthly rent. For your convenience you may pay rent and water on the same check.
  • Residents may be required to be re-certified once a year along with their renewal process. You will receive notice 90-days prior to the end of your lease agreement to come to the office. Although it is our desire to have all of our residents continue to stay with us, we understand that sometimes moves are necessary. To be released from your lease agreement you must give a 60-day written notice prior to the end of your lease agreement.
