Made ground material was observed overlying the natural ground horizon across the subject site and was up to 5.9 metres in thickness. There remains a slight risk of differential settlement and/or subsidence of the heterogeneous made ground material. No other areas of suspect ground or deeper slots of backfill were encountered during the investigation. The results from the Contaminated Land report indicate that the subject site is ‘suitable for use’, and no remedial works within the area of the proposed development as regards to potential contamination are necessary. The identified risks along with the required actions are provided in the table below: ASSESSMENT RISK ACTION REQUIRED (Y/N)? INTRODUCTION/OBJECTIVES Further to your request, we are pleased to present our Contaminated Land Desk Study Phase I, Generic Quantitative Risk Assessment Phase II and Site Investigation for the Proposed Residential Development, Land at Wheal Rose, Roche Road, Bugle, PL26 8PP. This report provides a preliminary assessment of the site based on historical information, the geological and environmental setting, and a site investigation, in accordance with the Model Procedures for the Management of Land Contamination (CLR11) (2004) as set out by the Environment Agency. All available & relevant information relating to the potential contamination of the site is used to construct an initial conceptual site model (CSM) with regards to contaminants. A preliminary risk assessment can then be carried out, categorising the apparent risk(s) associated with the site in relation to the current and proposed future land use. This will determine the potential need for, and scope of any further work in terms of a Generic Quantitative Risk Assessment. We understand the site is subject to a proposed residential development. This report is considered suitable to satisfy the preliminary planning application for the proposed development of the site. Report Ref: AM/BP/78669.pi.pii.si 8th January 2016 Page 5 of 37 2. PREVIOUS WORKS This report follows a Metalliferous Mining Search (ref: PR/78669) conducted by ourselves on the 23rd October 2015, which identified the subject property to lie within the Beam mining sett and the within the general area of the Wheal Rose clay works. In addition, the report identified multiple mining related feature features within the search plan area which are described below: Four poorly recorded mineralised veins are indicated to pass through the subject property at an undefined elevation of plot and to follow a SSW-NNE alignment. Mining Searches UK have no evidence that these mineralised veins have been observed or worked at surface within the area covered by the search plan. An old watercourse is recorded to pass through the subject property. This watercourse is indicated to be associated with china clay processing. An area of wasteland is recorded to encroach into the western part of the subject property.
