DERP0001 Phase I ESA Woodhouse FINAL.doc Final 5th May 2009 49309294 / DERP0001 Phase I Environmental Site Assessment Woodhouse Business and Enterprise College, Tamworth, UK LIMITATION URS has prepared this Report for the sole use of Staffordshire County Council in accordance with the Agreement under which our services were performed. No other warranty, expressed or implied, is made as to the professional advice included in this Report or any other services provided by us. This Report may not be relied upon by any other party without the prior and express written agreement of URS. Unless otherwise stated in this Report, the assessments made assume that the site and facilities will continue to be used for their current purpose without significant change. The conclusions and recommendations contained in this Report are based upon information provided by others and upon the assumption that all relevant information has been provided by those parties from whom it has been requested. Information obtained from third parties has not been independently verified by URS, unless otherwise stated in the Report. Where assessments of works or costs required to reduce or mitigate any environmental liability identified in this Report are made, such assessments are based upon the information available at the time and where appropriate are subject to further investigations or information which may become available. Costs may therefore vary outside the ranges quoted. No allowance has been made for changes in prices or exchange rates or changes in any other conditions, which may result in price fluctuations in the future. Where assessments of works or costs necessary to achieve compliance have been made these are based upon measures which, in URS’ experience, could normally be negotiated with the relevant authorities under present legislation and enforcement practice, assuming a reasonable approach by site management. Whilst cost estimates are provided for individual issues in this report these are based upon information at the time which can be incomplete. Cost estimates for such issues may therefore vary from those provided. Where costs are supplied, these estimates should be considered in aggregate only. No reliance should be made in relation to any division of aggregate costs, including in relation to any issue, site or other subdivision. Issues and liabilities in this report relate to one-off exceptional expenditure only. Such issues will include those items that would normally be included in ‘Capital Expenditure’ budgets but only where these are in excess of any specified materiality threshold specific to this project. Issues or costs, which would normally be included within the ongoing operational expenditure of the site, are excluded, except where specifically included. The objective of the Phase I ESA was to identify significant potential environmental issues within a 1km radius that may become a constraint to the Tamworth Academy development, and allow the design of a targeted Phase II investigation. Information about the subject site and surrounding properties was obtained from URS’ site reconnaissance and a document review, which included an Envirocheck Report commissioned from Landmark Information Group Ltd. No significant risk of contamination was identified from the current operation of the site as
