No Proposed District Plan Submissions • Could you gain an advantage in trade competition in making this submission? - No • Are you directly affected by an effect of the subject matter of the submission that (a) adversely affects the environment; and (b) does not relate to trade competition or the effects of trade competition - No Submission points Point 280.1 Submission A portion of the Company property described as Lot 2 DP 20756 (approximately 1.6ha) is currently zoned as Residential A and shall remain as a General Residential Zone under the Proposed District Plan. The balance of this land block shall be noted as a Future Urban Zone (FUZ) area. The landowner has a desire to undertake development of the site in the short to medium term. Currently, it is not feasible to develop the land within the residential zone as only the western portion of the site (approximately 5000m²) would be practical to develop due to the terrain of the site. The Company requests that the entire area of Lot 2 DP 20756 be zoned residential, which would be consistent with the land directly opposite. An increase in land area available for residential development would enable access to the lower sections of the site via a safer location from Cowling Road that is currently available. This increase in land area could also provide possible future road connectivity to Frankley Road and pedestrian access along the Waimea Stream to Tukapa Street could be established. The land could be structure planned prior to subdivision occurring to ensure any development occurs in accordance with such a plan and does not affect the ability for comprehensive, coordinated and efficient development of the adjoining future growth area.
