Brookline Preservation Commission Demolition Application Report Address: 1684 Beacon Street Applicant: Beacon 19 Properties, LLC Building Type: Residential and Commercial National Register Listing (if Applicable): Beacon Street National Register Historic District Historical/Architectural Significance: 1684 Beacon Street was constructed in 1896 for Dr. John C. Jones on land formally belonging to Uriah Coffin. The mixed use building has consistently served multi purposes, as Dr. Jones originally both resided and carried out his practice at the address. This is the only known building on Beacon Street to be designed by G. Fred Crosby. Crosby, perhaps best known as the architect of Brookline’s Fire Station No. 7 at 665 Washington Street, was born in Nova Scotia and immigrated with his parents to Boston around 1870. In 1911 the property was purchased by Dr. Ernest D. Burden. While a long time employee of Brooks Hospital in Brookline, Dr. Burden, like Dr. Jones, both resided and carried out his private practice in the building with his family until the property was sold in 1940 shortly after his death to Abner Freedman. Quickly after obtaining the property, Freedman modified the front entrance, though it wasn’t until 1952 that he permitted the construction of the one story addition to the front to be used for additional commercial space, which significantly altered the facade. The same year, Freedman enclosed and expanded upon a rear porch with 8” cinderblock. Over the years the first floor commercial space has had a variety of tenants including a furniture company, a photography studio, an antique gallery, a travel agency, and most recently a dentist’s office. While the exact number of dwelling units differs from permit to permit, the residential use on the second and third floor has always been retained. The structure features a brick façade on the upper two stories, and Weymouth granite below, as seen on the left side elevation. As is typical for buildings on Beacon Street, the façade includes two projecting bays. Decorative brick quoining and dentil molding are visible; as well as an oxeye window on the first floor of the side elevation by a side entry, and another on the third story centered on the facade. At its November 10, 2020 public hearing, the Brookline Preservation Commission imposed an eighteen month demolition stay on the building at 1684 Beacon Street, finding that it meets the following criteria of significance: Page 1 of 9 1684 Beacon Street Request to Lift Stay of Partial Demolition – February 2021 b. The building is listed on or is within an area listed on the National or State Registers of Historic Places; is eligible for listing on the National or State Registers of historic places; or is a building for which a preliminary determination of eligibility has been made by the Massachusetts Historical Commission; c. The building is associated with one or more significant historic persons or events, or with the broad architectural, cultural, political, economic, or social history of the own or Commonwealth; and d. The building is historically or architecturally significant in terms of its period, style, method of construction, or its association with a significant architect or builder, either by itself or as part of a group of buildings. The applicant has requested that the Commission consider lifting the stay of demolition based upon its review of the proposed plans for the property. The proposal consists of a rear two story addition, with a roof deck, on top of the existing 1952 cinderblock addition to align with the height of the original structure. The addition would add 571 sf. to the rear of the structure. Additionally, the applicant is proposing to replace all existing windows; the scope includes wood replacement windows, with the profile matching, on the façade, and Marvin aluminum clad windows on the side, with the profile matching existing. Aluminum clad windows are also proposed for the new addition and changes to the rear. The proposal requires zoning relief for design review, parking, and inclusionary zoning, and is scheduled to appear before the Planning Board on February 11, 2021.
