The site is an open agricultural field surrounded by hedgerows along all its Current Site Use boundaries. The site appears topographically flat with many semi-mature/mature trees present along the northern and western site boundaries. The access to site is present along Hawarden Road through a gated entrance. E3P understands that Strategic Land Group are currently appraising the site Proposed for the potential future development of the site for low rise residential housing Development with associated adopted estate roads and utility infrastructure. Glacial till Devensian Diamicton BGS borehole logs Drift Geology indicate Clay with granular Sands & Gravels. Gwespyr Sandstone & argillaceous rocks, interbedded Bedrock Geology and Bowland shale formation to the east of the subject site. Unproductive strata overlaying and secondary A Hydrogeology aquifer (Bedrock Geology). Numerous streams and culverts are mapped around Environmental Setting Hydrology the site with a culvert present within the site boundary. The site is not within an area deemed to be at risk of Flood Risk flooding. Hedges rows and nearby streams provide habitat for Ecology wildlife. Compressible Ground and No hazard identified in data searches. Subsidence Hazards Historical mapping suggests that the site has always been undeveloped agricultural land. Historical mapping suggests that the only development the Site History site has seen is a former track the ran from east to west across the northern are of the site. A culvert is present within the south eastern corner of the site. A culvert is thought to be present within the south eastern section of the site, however full service plans could not be reviewed prior to the issue of this report. Utility Locations Full further details will be submitted as an addendum to the report, the culvert is not thought to pose and issues to the further construction of the subject site. Landfill Sites & A number of historic landfills are located around the site, however no landfills Ground Gases are present within 250m of the site. Radon Unaffected – No special precaution required. Page 1 of 20 Penyffordd, Flintshire Phase I Geo-Environmental Site Assessment January 2016 Executive Summary (Cont…) Coal Mining / Land The site is not located within an area deemed to be at risk from ground Stability instability arising from historic shallow coal mining activities. Geotechnical Risk Based on the desk study information, the following geotechnical assessment has been made: Given the predominantly undeveloped nature of the site, it is likely there will be limited Made Ground fill deposits and obstructions. A review of the BGS borehole records has identified boulders to be present within the superficial deposits which may cause natural deposits to be difficult to excavate; Former field boundaries on the site may be a potential source of alluvial / soft clays which may present a potential development constraint for the construction of the residential dwellings in the vicinity of any soft clays which may require driven pile foundations; and, If development were to occur over the culvert which is present on site careful consideration would need to be made in order to protect the integrity of the culvert. Contaminated Land Risk Assessment Human Health No significant sources of contamination have been identified at the subject site or within the immediate surrounding area that would pose a risk to human health or hinder the potential future development at the site. Controlled Waters The Initial Conceptual Site Model has not identified any potential on-site sources of mobile contamination or complete pollutant linkages. The culvert present within the south eastern corner of the site is a potential receptor for contaminates if they were to enter the culvert during the construction phase, however careful risk assessment and enforced site environmental procedures could reduce the risk of possible contaminates affecting this receptor. The site is deemed to pose no unacceptable level of risk to controlled waters and the wider environ. Furthermore, the site is underlain by impermeable superficial deposits which should inhibit vertical migration and offer any underlying aquifers protection. Ground Gas No sources of potential hazardous ground gasses have been identified on site and no off site migration of ground gasses have been identified. Recommendations A detailed Phase II intrusive Geo-Environmental Ground Investigation should be undertaken in order to confirm the findings of the initial conceptual site model and value engineer a development solution.
