Ft. A very attractive, honeyed stone house under a slate roof, is the last property at the end of a quiet lane in a pretty, rural area of north Northamptonshire, in Deenethorpe, a hamlet with less than sixty properties. “We were drawn to the beautiful location of this village on one of our drives around the countryside and fell in love with it. We then spent two years waiting for properties to come on the market here and actually only ever viewed two properties in person, this being the second,” state the owners. “We knew this was the one immediately: the location is so private, tucked away at the top of the lane, not overlooked and has no passing public with views over the fields and grazing sheep. The house itself ticked all the boxes for us. It was warm and inviting. It’s like living in the Cotswolds with all these stone villages in the area.” Nearby Deene Park is a country manor five miles north of Corby which has been the Brudenell family seat since 1514; seven of the Brudenell family were Earls of Cardigan — the most notable being the 7th Earl who led the Charge of the Light Brigade at the Battle of Balaclava. Deene Park estate, on which Deenethorpe sat, was given to the parish for development in 1996, with this house being built in 1998 out of local Collyweston stone with double-glazed timber windows. The house is extremely well maintained and immaculately presented. “We’ve made no changes to the property, just decorated it in a modern contemporary style,” say the owners. “We’ve used Farrow & Ball paint on all the exterior and applied Brian Yates Minerals wallpaper in the hallway, Osborne & Little wallpaper in the downstairs cloakroom, and Zoffany Mosaic wallpaper in the dining room. We spent a lot of time looking for the perfect light fittings and went with Catellani & Smith copper lights.” The house is well appointed, the first floor has four generous double bedrooms, two en suites and a family bathroom. Downstairs, the spacious living room has a beautiful Rudloe stone fireplace, and French doors onto the garden. As well as a study and a good sized dining room, there is a kitchen which opens into a dual aspect breakfast room that also benefits from French doors onto the paved terrace at the back, perfect for alfresco dining. The kitchen, with tiled flooring, is fully fitted with Shaker style units with integral appliances, whilst there is a good sized utility room with another sink, further cupboards, worktop and space for a washing machine and dryer. One of the best features of the property is its tranquil position, somewhere to appreciate nature first hand. As the owners enthuse: “It’s lovely sitting in the lounge on a morning watching the sun rise with the endless wildlife. We have a constant stream of pheasants and partridges throughout the day; in the summer we’ve had numerous woodpeckers and baby hares. Who needs television when you have so much activity in your garden?” Outside, the garden is fully enclosed by post and rail fencing within evergreen hedging, secure for young children and dogs. Mainly laid to lawn, it is punctuated with some mature trees – a horse chestnut and some ash trees. An old ivy clad stump acts as the perfect plinth for a carved timber owl, wings outstretched aloft as if taking flight, something the owners may leave behind as part of this home. Tucked away in the corner behind the integral double garage is a useful timber garden shed, and the oil tank for the central heating. “We are only two and a half miles from the village of Weldon which has a primary school, a shop with a post office, two pubs, a petrol station and a village hall. Stamford is approximately 10 minutes away and Corby is just a few miles. The train from Corby takes circa an hour to London St Pancras. Oundle is only six miles away too,” inform the owners. “The local residents are lovely, they all look out for each other, and there are regular bar nights, summer festivals and clay pigeon shooting events throughout the year. We will miss living in Deenethorpe immensely - it’s been our home for six years, it’s been a wonderful time and the house was never just a house but our home.” To arrange a viewing of this property please contact Energy Graph Fine & Country Rutland, Stamford & South Lincolnshire Seaton Grange Barn Offices, Grange Lane, Seaton, Uppingham, Rutland, LE15 9HT Tel: 01780 750 200 www.fineandcountry.com If you have been thinking of selling and getting nowhere fast then the first move you should make is to contact an agent who can deliver outstanding results.
