Introduction 1.1.1 This document represents Volume 2 of the Dacorum Borough Council Strategic Housing Land Availability Assessment (SHLAA), containing the schedule of all sites identified in Dacorum Borough Council’s area through the study process. The document is presented on a ward basis and includes all potential housing opportunities. 1.1.2 Duplicate sites and sites that had been rejected in previous SHLAAs and are still considered unsuitable have not been shown to keep the document to a manageable size. 1.1.3 Sites with planning permission have been taken out of the tables and included in the main SHLAA report, Volume 1. These have been tested through the planning process and unless evidence to the contrary has been available they have been included in the totals for years 0-5 of the plan. 1.1.4 For each ward, there are two tables, presenting the progress from site identification through to the final capacity estimates. The first table contains the site assessment tables, with the site capacities and phasing in the second table. An explanation of various terms is set out below: 1. Suitability, Availability and Achievability: this is the long list of all sites tested against these three criteria. For each criteria there is a Y/N conclusion. For Achievability the conclusion is Y/N or Marginal. Sites that are not viable or are showing as marginal have not been rejected - rather they are assumed not achievable in years 0-5 and have therefore been moved to a later period of the plan e.g. years 6-10 or 11-15. 2. The summary column contains an explanation and justification for the decision to either ‘accept’ or ‘reject’ a site based on whether or not it meets the assessment criteria. It also contains information on barriers to delivery and any risk associated with delivery. 3. Under the Accept / Reject heading, the following abbreviations have been used: A = Accept. The site is suitable and available. If it is not currently viable it has been accepted into a later time period e.g. years 6-10 or 11-15. A (GB) = Accept (Green Belt). These sites are suitable subject to the finding of the Green Belt review and other technical work under the Single Local Plan. Figures for this cat- egory of sites has been presented separately from the outright ‘Accept’ sites to show the proportion of sites for which current policy would need to change before housing on these sites came forward. A (RA) = Accept (Rural Area). These sites are suitable subject to finding of technical work under the Single Local Plan. R = Reject. Assessment has shown that the site has been found to be unsuitable or unavailable for development. Only the ‘accepted’ sites go forward to an estimate of capacity and an expected timescale for delivery. The method used to calculate capacity includes CS (Design Case Study), P/E (Promoters estimate), L (large site capacity estimate), DBC (Dacorum Borough Council information) or N/A where none of the above apply. All ‘accepted’ sites appear on the map. 1.1.9 A detailed explanation of the methodology for the assessment is included in Volume 1 of the SHLAA.
