The street address is 2528 Island Ave in San Diego, California. The tract is San Diego County Assessor’s Map book 535, page 27, Map 56, block 272, lots 33, 34, and half of lot 35. It lies on the North side of Island Avenue, between 25th and 26th Streets. It is identified as Tax Assessor’s Parcel Number 535-272-26-00. *P3a. It is a one story cross-gabled house with concrete block foundation, 3 tab shingle composition roof on the original roof gables, and “torch-down” composition material on a large flat-roof addition. The house is covered with 7” wide wood tongue and groove siding. There are no fish-scale shingles present on the upper walls at the gables. Description: The subject house is a "Folk Victorian" style single family residence, with the original structure built in 1904. The style of the house, as originally built, would best be classified as "Folk Victorian", but of a simple vernacular-built variety. Research revealed no recorded architect or builder. Comparison of home styles of the era in "A Field Guide To American Houses" (Virginia Savage McAlester, 2013) shows Folk Victorian to be the best style fit, being a one story cross-gabled residential house with tall and narrow 1/1 double hung windows, and remaining door and window trim consistent with Victorian detailing. The street address is 2528 Island Ave in San Diego, California. Block 272, lots 33, 34, and half of lot 35. It lies on the North side of Island Avenue, between 25 th and 26th Streets. It is identified as Tax Assessor's Parcel Number 535-272-26-00. The neighborhood is largely residential, located in the Grant Hill area, and as would be expected is hilly in nature. Windows consist of an assortment of sizes and styles. Only two original Victorian tall and narrow 1/1 double hung windows remain, both on the west fac;:ade. These have heavy headers and detailed trim boards. Cut marks in the tongue and groove siding show that many other original windows have been either replaced with simpler windows of different proportions, or converted into a doorway, or completely removed and patched over. All replacement windows are wider, and not as tall as the original. All doors have been removed and replaced with hollow-core doors, all of which are in bad condition. The original front door location is on the east fac;:ade, and is now a "side door". The frame around this door contains the Victorian heavy header and elaborate trim. A new front door was added to the south fac;:ade, replacing an original window there. The window next to it was also replaced with a shorter, wider window. So the apparent front door of the house was originally not a door at all. There are two doors into the back of the house, on the north fac;:ade. Trim around these doors is simple. One of the door, to the east under a gable, may be in an original location. But the door to the flat-roofed addition would not have been original to the structure. Trim, fascia, and corner boards are largely intact and are useful for determining original footprint and identifying additions. These boards are all simple, with the exception of the handrail "half-posts" set against the wall.
