Littleton Lane forms part of the hamlet of Upper Littleton, on the eastern outskirts of Winford and about 1.5 miles west of Chew Magna. Manor Farm is a delightful farmhouse which has been beautifully presented and decorated throughout. The present owners purchased the property in 2000 and have further enhanced the property and grounds, both maintained to a high standard. The majority of the windows have been replaced with purpose built traditional double glazed windows, and a single storey stone outbuilding adjoining the main house has been integrated and converted to provide a most attractive family room. The house is believed to date from the 1700’s and many features appropriate to the period have been retained. There are flagstone floors, inglenook stone fireplaces, beamed ceilings and window seats. The rooms have a comfortable ceiling height and the interior, which is arranged over three floors, has a warm and friendly atmosphere. There is an attractive country outlook from all windows. The drawing room is a striking room, full of charm, with a large stone fireplace fitted with a log burning stove and two window seats. The dining room has a beamed ceiling, stone inglenook fireplace fitted with a log burning stove and solid oak floor. Off the inner hall, is the excellent family room, study, craft room and a cloakroom An oak door opens onto a the rear flagstone terrace that overlooks the gardens and land. The entrance/boot room with utility room off, leads to the farmhouse kitchen/breakfast room with Aga. There is a range of handmade units by Artichoke, a pitch pine dresser unit, a central island unit with granite surface, bunkette seating, and integral appliances include a hob, oven and microwave. There is also a large walk in pantry. On the first floor, there are three good bedrooms, bathroom and shower room. The second floor has two further bedrooms, with vaulted ceilings, one having an en suite bath/shower room. All bedrooms have extensive countryside views. Outside and Gardens The property is approached through a farm gate giving access to a large parking area in front of the house and a converted part stone and part timber clad barn which is now a detached garage with gym and workshop. The well maintained garden, which is designed for low maintenance, lies principally behind the house. There is a lovely and gently undulating, westerly open view over the gardens and beyond to part of the land. There are shaped beds planted with flowering shrubs and plants. The two main lawns, interspersed with mature trees are separated by a shaped pathway leading down to the stream which runs down to the Winford Brook, over which a bridge crosses and leads to the land. Immediately at the rear of the house is a flagstone terrace ideal for entertaining. A gravelled area gives access to a potting shed/greenhouse which opens to an enclosed kitchen garden. To the east of the house is a further area of lawn interspersed with trees and shaped flower borders, part bounded by a stone wall. The Outbuildings The substantial outbuildings which are in good condition and amount to 5,320 sq ft. They are grouped around the original concrete yard and are accessed off the main entrance. Their construction comprises a combination of concrete block and render, stone, and corrugated iron. A gate from the yard gives access to the land to the south and west. A detached building with two stores and a two storey tractor store, once had planning permission for conversion into ancillary/office accommodation. Across the yard is an L shape range of outbuildings divided in to five “rooms” having previously been used as a goat shed, pony stable, a larger stable, calf shed and a sheep shed. The Land The land has been organically farmed for 20 years and is laid to pasture divided into six fields, one of which is sub-divided into an orchard and enclosures. The land surrounds the house on three sides, most of which is seen from the house or outbuildings. Mains water is connected to all fields which are currently used for grazing, with the ‘planting field’ partially grazed to allow the wild orchids to flourish. A lovely attraction of the property, is the narrow stream winding its way centrally through the land and at the bottom of the garden.
