The Tower consists of 550,000 square feet sitting on top of a five level private underground Parkade. The lobby provides access to the City of Edmonton Pedway system with an elevated bridge to the adjacent Manulife Place and City Centre Mall. An additional below grade tunnel connects to Scotia Place and the Central LRT Station. Enbridge Centre celebrates our city’s past – and focuses on our future. History forms its foundation. Brick by brick, the original facades of both the Kelly Building and Ramsey Building were carefully deconstructed and returned within two feet of their original location. Beyond the façade the space will be entirely modern. Features like a light box illuminating the buildings top two stories and a massive glass curtain wall down its side will be unique to our city. We are here to answer any questions you may have about the Building or its operation. Please feel free to call or stop by with any comments or concerns that you may have. The Hines Property Management Office is located on the 18th floor. Our office hours are Monday to Friday from 8:00 AM ‐ 5:00 PM. For after‐hours access, tenant authorized contact must call the Security Command Centre at 587‐489‐0561 and provide the name(s) of visitors in advance, to be included on a pre‐authorization list. Visitors who are not on this list, will not be granted access to the building. 1.4 Access Control Cards Tenants have access to Enbridge Center 24 hours a day, 7 days per week with the use of their access fob. Building access fobs are initially provided to all designated employees free of charge. Replacement fobs will be billed at $25.00 plus GST. To obtain a new or replacement access fob, a request from the authorized Tenant contact must be submitted to Security. Fobs will be created and distributed within one business day. The Access Fob Request Form is attached as Exhibit III. Security Personnel are strictly prohibited from allowing access to secured Tenant suites. After hours, Tenant employees and visitors without an access card will not be granted admission to their floor unless they on the pre‐authorization list with Security through a designated Tenant contact. 1.5 Lost and Found Lost and Found items are collected throughout the building daily. Security records each individual item, date, location found and the person who turned the item(s) in. All general (low value) items will remain stored with Security in the Security Command Centre for 90 days. After 90 days, the item will be donated to a local charity or disposed of. If the item is of higher value, it will be kept for an additional 30 days. Once the additional 30 days has expired, the item will be donated to a local charity. 3 1.6 Passenger Elevators Enbridge Centre has six high rise passenger elevators accessible from lobby level, six low rise elevators accessible from second level, two shuttle elevators provide access to the parkade, and one service elevator. Enbridge Centre is equipped with Otis Compass™ Destination Management. This unique system offers tenants and visitors personalized elevator service at the touch of a button while improving the flow of building traffic. The system instantly directs each passenger to a specific car assigned to the requested floor, and passengers traveling to nearby floors are directed to the same car. Elevator call buttons are located throughout the building entrances and elevator lobbies. Elevator emergency calls are monitored 24 hours a day, 7 days a week by Otis Elevator Company. Should you encounter a problem with an elevator, please call for assistance by pressing the "Press to Call" button provided in each elevator. An Otis personal will immediately respond with instructions. Please report any non‐emergency elevator problems to the security desk immediately. Elevator Service: Low Rise Elevators: Levels 2‐14 High Rise Elevators: Lobby and Levels 15‐25 Shuttle Elevators: Lobby, Level 2, and Parkade Levels P1 ‐ P5 1.7 Loading Dock & Service Elevator All deliveries must occur through the loading dock and service elevator. The loading dock is located on the north side of the Building and is accessible from 101A Street through the north alley. The loading dock has two loading bays and is equipped with hydraulic dock levelers to accommodate a variety vehicle sizes. Delivery personnel must abide by the following rules: ‐ A scheduled time must be made prior to delivery by emailing Hines Property Management at [email protected]. ‐ Loading Bay 1 reserved for waste removal, general building deliveries, and Tenant deliveries. ‐ Loading Bay 2 will be used for scheduled deliveries, construction and tenant move‐ins. ‐ If you do not have a scheduled delivery you may be turned away. ‐ In addition to booking the loading dock, deliveries requiring the service elevator require an additional reservation of the service elevator. ‐ There is no staging area available in the loading dock for material, please plan accordingly. ‐ Drivers are required to follow all applicable safe driving regulations, including the distracted driving law. ‐ The Dock Master will open the overhead door and assist with guiding the delivery vehicle into loading bay. Once parked the driver must turn off the vehicle engine. ‐ Once the vehicle is shut down the Dock Master will require information to confirm booking. He may also explain any necessary offloading procedures. ‐ Any damage caused in offloading or delivering the items is the responsibility of the tenant, contractor, or trade handling the goods. ‐ The Dock Master will operate the dock leveler to ensure the dock is at the correct height. 4 ‐ The Dock Master along with trade and equipment operators will review conditions of load to ensure it is safe to be off loaded and that load has not shifted during transport. ‐ The weight and type of material to be offloaded will be verified with the equipment operator and elevator operator. ‐ Equipment operator is responsible to ensure a log book is complete for forklifts or an inspection of pallet jack is conducted prior to offloading material. ‐ Prior to offloading, an unobstructed path to the elevator must be verified. ‐ Once offloading commences, a spotter should be used to walk the load to the elevator if warranted by pedestrian traffic or active construction work. ‐ The trade receiving the material is responsible to ensure the loading dock stays clean and organized. All pallets, plastic wrap, shifted pallets etc. Must be removed prior to workers leaving the area. ‐ Once material is off loaded, the Dock Master will remove the leveler and the vehicle may depart. ‐ The Dock Master will open loading bay doors (if closed) and driver will be advised to start vehicle and be guided out of loading bay if required. ‐ Once the truck has cleared the alley the Dock Master will signal for next scheduled vehicle to enter from staging area. ‐ Smoking within the loading dock is not permitted.
