INTRODUCING THE VILLAGE OF SULGRAVE The village of Sulgrave is a popular historical conservation village situated on the borders of South Northamptonshire and North Oxfordshire approximately half-way between the towns of Brackley and Banbury Located six miles east of the M40 motorway and twenty miles west of the M1 Sulgrave provides an excellent base for commuting to Banbury, Birmingham, Northampton, Milton Keynes and London. The village has an unusual layout, with two streets running roughly parallel and joined in a figure of eight. In three areas of the village are traces of former medieval buildings. Half a mile southeast of the village is a pillow mound which, houses the remains of a Norman artificial warren for farming rabbits. The most notable addition to the village is Sulgrave Manor. Built in the mid-1500’s by George Washington’s five times great-grandfather it retains it’s original Tudor features with later additions added by John Hodges in the 1700’s. Today the Manor is a popular wedding venue. The village has a strong community with a superb country pub and restaurant a short walk from the site as well as parish church, village shop and post office which are fully utilised by the village residents. More extensive retail, commercial and amenity facilities are located a short distance away either north or south on the M40 motorway with the closest major shopping and entertainment centre within a twenty minutes drive. For families there are Ofsted Outstanding primary and secondary schools in nearby Culworth and Middleton Cheney. FLEET FARM BARNS, SULGRAVE The Fleet Farm Barns are sheltered from the road by the original Fleet Farmhouse, just off Little Street, and back onto open paddocks and farmland. The Fleet Farm site seeks to provide each barn with generous living accommodation and gardens arranged to maximise privacy and minimise the impact of the buildings from the highway. The barns are named after the families in the Washington family tree in honour of the history of the village and the Manor. Plot 1, the Croft Barn, is tucked into the corner of the site with the most private rear garden. Plot 2, the Washington Barn, is the largest barn on the site in the corner of the L-shape barn with extensive views over the fields to the rear. Plot 3, the Kytson Barn, sits on the edge of the L-shape barn adjacent to the paddock access with extensive views over fields to the rear. Plot 4, The Westfield Barn, is the only detached barn on the site sitting adjacent to the original Fleet Farmhouse. The barns are equipped with underfloor heating powered by air-source heat pumps to reduce the environmental impact of the properties. Each home has a car-port within the old stable block, a second exposed parking space and additional visitor parking on the site. Each property has bi-fold doors to either the living room or open plan kitchen diner onto the rear gardens. The Washington Barn features bi-fold doors in both the living room and the kitchen diner. The barns all have four double bedrooms on the first floors with en-suites to the master bedrooms and a further family bathroom. Plots 2, 3 and 4 have a further en- suite shower room to the second largest bedrooms. The fully fitted kitchens are chosen from the English Rose range from Omega Kitchens and are endorsed by George Clarke.
