The subject property is an enhanced investigation property as defined by Ontario Regulation 153/04. The primary objective of this Phase One ESA was to identify any former or current potentially contaminating activities at the subject property and its vicinity to determine if they create any areas of potential environmental concern on the subject property. This Phase One ESA was carried out in general accordance with Ontario Regulation 153/04 made under the Environmental Protection Act and meets the requirements of Part VII (Sections 23 to 31) and Schedule D of the regulation. Section 1.0 of this report provides a brief description of the site and Section 2.0 provides the scope of investigation. Section 3.0 presents the findings of the records review. Section 4.0 presents the results of the interviews conducted. Section 5.0 presents the findings of the site reconnaissance. Section 6.0 provides a review and evaluation of information gathered. Section 7.0 presents the conclusions and recommendations of the study. Section 8.0 outlines the limitation of liability and Section 9.0 lists the references used. No Areas of Potential Environmental Concern (APECs) were determined through the Phase One ESA to exist for the subject property: Based on this information, it is our opinion that a Phase Two Environmental Site Assessment is not required for the subject property.
