Moor Ash Barn Bodymoor Heath | | B76 0EE MOOR ASH BARN

Step inside Moor Ash Barn

This is a rare opportunity to purchase a stunning barn conversion set within Kingsbury water park. Built-in the late 1800s this former corn threshing mill was completely renovated by the current owner in 1998, who spent 18 months lovingly restoring it to its present condition. The barn has an abundance of character with vaulted ceilings, oak beams and flag/wooden floors and exposed brick walls.

The large living room has a large brick fireplace with a wood-burning stove and galleried landing above. The impressive garden room has bi-fold doors out to the patio and really is a room for all seasons. The dining room leads off the hall and is at the heart of this lovely home, with glazed French-doors leading into the living room so you can see the roaring fire whilst you dine, and the kitchen leading off again through glazed French-doors, thus being conducive to entertaining. Seller Insight

I was living in the area at the time and as I was driving to work one day, I noticed a For Sale board. I was immediately interested as it was in the vicinity of the renowned Kingsbury Water Park, so I had to investigate further. I was delighted to discover Moor Ash Barn in reasonably good order, but I was truly excited by the potential. The sealed bid auction was due to happen whilst I was away, so I instructed a local agent to act on my behalf and I was delighted to hear that Moor Ash Barn was mine when I was working in Malaysia,” recalls the current owner.

“I lived on site in a leaky, old caravan for 18 months as the renovation work was undertaken. My builder specialised in barn conversions and we utilised a lot of the old bricks into the project. Originally used as a threshing barn over 100 years ago, more recently it had been owned by Warwickshire County Council as storage for their park equipment. We knocked down the old canteen and created additional space to incorporate the large dining room, lounge and study area. Perhaps my favourite addition though would be the beautiful garden room with its high ceilings and bifold doors that create a seamless link to the outside space.”

“The garden was half wilderness / half tarmac when I first moved in and even my mum, a keen gardener herself, couldn’t believe her eyes when she saw it completed. I designed the house to open up and merge into the garden and it lends itself perfectly to relaxing and entertaining. I have fond memories of my 60th birthday party where I celebrated with over 100 guests who mingled easily in the house and large marquee in the garden. I also invited everyone in the village to a housewarming BBQ when I moved in. It was certainly a difficult task as chef to feed us all, but I think I managed to keep everyone happy!”

“Set away from the main road but close to the major towns and cities, it feels a million miles away from urban areas and I have enjoyed the rural lifestyle. Living so close to the park offers the unique opportunity to immerse yourself in nature be it by dog walking, cycling or simply watching the jet skis and hovercraft.”*

The property is set within two-thirds of an acre of beautiful gardens overlooking a natural lake. The gardens are mainly lawned with a large patio/entertaining area, and well-stocked flower beds with an abundance of mature trees and shrubs.

The gardens really are a wonderful feature of this property. There are plenty of lawned areas interspersed with well stocked flower beds and mature trees. A natural lake borders the garden and is a beautiful spot to relax and watch the wildlife.”
