The South East Development Agency (SEEDA) is promoting a centre of excellence for marine related industries adjoining in Marchwood, Southampton.

Expressions of interest are requested from developers and occupiers to undertake a comprehensive development of this strategic site for marine related employment.

LOCATION The property is situated to the south west of Southampton City Centre on the west bank of the and Southampton Water, and immediately east of Marchwood. Access to the site is off of Cracknore Hard Lane which links onto the A326 Marchwood by-pass and the A35.

The site is four miles south of the M271/ with direct links to all the principal south west settlements and the M3 motorway.

DESCRIPTION The site of 5.11 hectares (12.63 acres) is situated immediately south of Marchwood Industrial Estate and to the north of Marchwood Military Port. The eastern boundary fronts Southampton Water with direct access via two operational slipways. The site is irregular in shape, and principally flat and level.

The foreshore and seabed, as highlighted on the above aerial photograph, is included with the sale of the development site. These are held by way of a lease due to expire on 25 October 2054.

DEVELOPMENT OPPORTUNITY SEEDA is promoting Marchwood Marine Park as a centre of excellence for marine related companies seeking representation in a waterside location. The site is ideally suited for boat builders and associated industries who can benefit from locating in a cluster with access to a high quality labour force. SEEDA is seeking to appoint a developer to acquire the freehold interest and undertake a comprehensive development of the site for marine related occupiers only.

The eastern part of the site, 1.99 hectares (4.94 acres), adjoining the Marchwood Military Port, falls within a blast zone within which no construction can take place. This part of the site would be suitable for storage and yard purposes only. The gross development area is therefore 3.11 hectares (7.69 acres).

PLANNING The site falls under the control of District Council Local Plan, adopted in November 1999. The site is allocated for industrial and business use. The Adopted Plan is currently undergoing a review and a Revised Deposit Plan has been published following a public enquiry and consideration of the Inspector’s Report. The plan will be adopted following consideration of the final representations. The site is allocated within the Replacement Plan for industrial, office and business uses.
