Situation Holt is a hugely attractive market town with some of the best examples of Georgian architecture in the area, due mainly to the majority of buildings having been replaced after a devastating fire in the early 18 th century. Today visitors enjoy a wide and eclectic range of independent shops, boutiques, galler ies, cafes and restaurants as well as everyday amenities including post office, library, parish church, primary school, supermarket, veterinary surgeon and medical centre. Holt is also home to Greshams Pre Prep, p rep and senior schools, founded in 1555.

The town holds an acclaimed annual arts festival with musicians, poets, actors, dancers, artists and comedians including many internationally acclaimed performers. Events take place in venues all around the town as well in a magnificent open-air theatre in the nearby woods. Another popular annual event is the transformation of the town centre into a winter wonderland at Christmas where the town is framed by beautiful fairy lights. A mile from the centre of town is the station for The North Norfolk Railwa y which offers a 10.5 mile round trip by steam or vintage diesel train through north Norfolk taking in the views of Heath and Park and, to the north, the sea.

Description 37 Norwich Road is a Grade II Listed property of great charm and character. Built, in all probability, as a row of smaller cottages, it has, in more recent times, been a popular and well respected restaurant before becoming a much loved family home with annex accommodation. This gives the property great flexibilit y for the next owner to retain the separate accommodation or reconfigure the first floor to make the house into one and possibly extend into the loft which already has its own staircase (subject to the usual planning permissions.)

The main rooms to the fr ont are of a generous proportion with sash windows, original attractive fireplaces and entrance doors onto Norwich Road. Opening out onto the garden are the 2 nd reception room with original bread oven with firebox underneath and the 2 nd large kitchen/brea kfast room. 2 separate staircases give access to the first floor with the largest of the bedrooms currently used as another sitting room. The main bedroom has an en suite with a family bathroom serving the other section of the house where there are 3 further bedrooms.

The south-west garden to the rear is fully enclosed, bordered by high brick and flint walls with a timber gate giving access to the front and the off street parking area. With a gravelled seating area, a pergola leads onto a small lawned se ction with perimeter planting. There are also 2 timber sheds and an outside tap.
