DESCRIPTION

Bossava Chalet is a well designed, constructed and insulated timber two bedroomed detached holiday property on the fringe of the Lamorna Valley. The Sadolin finished exterior is punctuated with double glazed windows and the building has an oil fired central heating and hot water system. Our client uses the property as a private home from home spending extended periods at Bossava Chalet rather than carrying out holiday letting as she enjoys the tranquil setting and high degree of privacy found within the gardens.

Inside the building there is a feeling of substance and space with the well designed accommodation having a hall then opening through to a generously proportioned kitchen/dining room. The sitting room has a huge picture window facing the views. There are two good sized bedrooms overlooking the garden and these share a shower room with 3 Ref: LCAA8482 tucked away laundry area making this feel like much more than a holiday home although the planning permission for the property states that it cannot be considered a principal residence and is for holiday use only. See Agent’s Note 2.

The surrounding gardens are just as important as the chalet itself. Punctuated by huge granite boulders here and there, the garden is effectively laid out in three areas including hard landscaping immediately outside of the door where one will find a gravelled terrace, raised paved terrace and a timber shed. Beyond this is the smaller of the two lawned gardens fringed with hebes and hydrangeas with a flowering cherry tree in the corner of the garden. The other larger area of lawn gently slopes to the south and is surrounded by various mature hedging plants, a specimen conifer and from here a pedestrian gate leads back to the parking where there is space for two cars.

Although very private, the property is not isolated as there are various other cottages and houses dotted along the lane which leads towards in one direction and descends back to 4 Ref: LCAA8482 the footpath beside the stream descending to the cove in the other. Lamorna Wink pub is within a 10 minute walk. For those looking to escape to a retreat or potentially to generate income from holiday lettings in this unique and unspoilt area then Bossava Chalet may well be perfect.

LOCATION

Lamorna Cove is known for its notable post-impressionist artists such as Sir Alfred Munnings PRA and , who came to stay in the early part of the 20th Century. Lamorna is situated on the most south westerly tip of and is close to numerous beaches and renowned attractions such as the Minack Theatre at , the Tate Gallery and Barbara Hepworth Museum at St Ives and St Michael’s Mount at . The cove itself has a small beach and granite harbour with access to many coastal footpaths to take in the view and wildlife which has made the area so popular with artists, walkers and ornithologists alike.

Whilst West Cornwall is renowned for its awe inspiring scenery, coastline, art scene and legendary surfing, the area is fast developing as a culinary and sporting mecca. There are a host of highly acclaimed restaurants in Penzance, St Ives, Mousehole and Sennen. Meanwhile competitive dinghy sailing, windsurfing and kitesurfing are synonymous with Mounts Bay. The harbourside town of Penzance offers a wide range of amenities, shops and supermarkets and has well regarded schooling. Above the harbour, Chapel Street is famous for its galleries and historic Georgian architecture.

Communications to Cornwall have improved greatly with the A30 now mostly dual carriageway from the M5 at Exeter to Penzance; and Land’s End Airport offers facilities for private craft as well as training, scenic flights and regular flights to the Isles of Scilly connecting to Bristol and Southampton. The pathway leads to a gravelled courtyard at the rear of the Bossava Chalet where one will find the door into the entrance hall and tucked in a corner is the modern external oil fired boiler. A pathway and steps rise around to the side garden and an opening leads through 7 Ref: LCAA8482 to the rear garden. Beside the gravel is space for a tressel table where one can sit and look out across the valley sheltered between shrubs and a well tended and painted timber shed.

The rear garden is delightful and is set over two shallow terraces surrounded by stone walls, hedging plants and many well considered shrubs including small leafed hebes, palms and hydrangeas. A large granite boulder to the rear stands beside a cherry blossom tree and the garden enjoys an outlook across the valley.

The garden to the side is slightly elevated above the chalet and has a mix of stone walled and hedged boundaries. Two seating areas provide differing views over the garden and a central red leafed tree to the exquisite wooded valley beyond. A young pine tree adds a feature in one corner of the garden and there are further hebes and other surrounding plants.
