Hartford Square Condominium Owners Association, Inc. Directors Meeting Minutes November 11, 2019 UNAPPROVED

Joe Konrad – President, Dan Filzen – Vice President, Jim Semler – Chief Financial Officer, Ruth Kaphingst – Treasurer, Ken Schultz – Buildings & Roads. Absent, Sherry Linstedt, Lee Jones and Rod Berger. Joe called the meeting to order at 6:00 p.m.

Please to welcome residents DeWayne Schantzen (#564) and Ed Sutrick (#370).

Mr. Schantzen again raised concerns regarding the leaking roof in unit, building #20. He was assured that his concern would be taken care of in spring. Mr. Sutrick request for use of one of the freezers in the clubhouse (there is only one freezer) was denied.

At this time John Smith (654) was introduced. John was a former employee of the Town of West Bend as the Director of Public Works. Therefore, it was felt by the condo board that he could be of good assistance to the board and was asked if he would join us, to which he agreed. A motion was made by Ken Schultz and second by Jim Semler to have John be a member of the board. Motion approved. (This will have to be approved by the entire association at the annual meeting.)

SECRETARY REPORT The minutes of the October meeting were approved with a motion by Ruth Kaphingst and second by John Smith.

TREASURER AND INVESTMENT REPORT - Jim Jim Semler spoke regarding all the reports. All reports were approved by Ken Schultz and second by John Smith. Jim said that the Financial Committee would have a meeting on Friday, November 13th. He also reported on the projection of funds.

ACTIVE CONCERNS REVIEW No report due to the absence of Secretary Sherry.

BUILDINGS AND ROADS REPORT – Ken Ken said all his concerns were under control.

LANDSCAPE No report from Rod. Dan Filzen, Vice President said he would take care of the concern regarding the Horseshoes which had been donated.

CLUBHOUSE – Lee Written report from Lee. 1. Clubhouse lights have been changed to LED. 2. The pool and hot tub will be closed November 29th for draining and cleaning. 3. Impeller on hot tub and circulating fan on furnace in pool area were repaired. 4. Dan Filzen has agreed to be the contact person for the clubhouse during his absence.

CABLE – Dan Dan Filzen, Vice President said he would take care of the concern regarding the Horseshoes which had been donated. He also has been working on the cable boxes which are supplied to all residents. 4

PRESIDENT – Joe Joe reported on a meeting with the Wisconsin Condo Association, attended by three of our board members. Also, discussed was the responsibility of our association for unit doors, windows and exterior patio doors as spelled out in our Condo Documents. He also will look into a program with the Boy Scouts to clean and lubricate patio door tracks. Also, from the Condo Association meeting that he found out that there is not much we can do regarding the nuisance resident unless there is some actual physical proof of any kind.

OLD BUSINESS – Joe Hartford II has agreed to pay for their share of the tree removal along the lot line.

NEW BUSINESS A copy of a request from the title companies when a unit is for sale should be given to Dan to help him with tracking of cable boxes.

Clubhouse Report I would like to thank the people that put in up to 12 hours in rewiring the ceiling light with LED bulbs. They are Paul Givens, Rick Sergio and Bett Mendoza. This saved us all a lot of money over an outside firm doing the work. Lee Jones 5

If this happens, the next time you use the dryer, items will either not dry at all, or take extra cycles to achieve dryness. Try this helpful tip BEFORE you make a service call... likely it's NOT a dryer problem. PREVENTATIVE TIP: After removing load of dry items, run empty dryer on HIGH/HOT for 5-10 mins. This action dries out entire dryer vent and prevents duct flap from freezing shut. IDEA: Post TIP by your dryer as quick reminder
