(If you aren’t sure how to do that, call us.) • If you have a security system, arm it when you leave. Slow Mail and Your Rent The holiday season begins with Thanksgiving. Catalogs and gift parcels slow down postal deliveries. If you pay your rent by mailing a check to us, remember to mail it a little earlier during the holidays so it will arrive on time. It’s Getting Colder If your heating system needs to be serviced, call us. Keeping your heating system in good working order is safer (especially when it’s gas fired). It also keeps the heater working efficiently, which keeps your utility bill down. When a hard freeze is forecast overnight, make sure your water pipes are protected. Although some properties in Chattanooga are built to keep the pipes warm enough in the coldest weather, most houses here have at least some vulnerability to the cold. You may need to leave your faucets dripping overnight to keep water moving through the pipes instead of freezing. It’s also a good idea to leave the cabinet doors open under your kitchen and bathroom sinks. That allows some warmth from the occupied areas of the house to reach the pipes that supply those sinks. Such preventive actions are your responsibility as a tenant. If you are going away during the cold season, either your place needs to be winterized (which we can help with) or you need to arrange for someone reliable to attend to it during hard freezes that happen while you are gone. Notice we emphasized that you should choose someone reliable. One of our owners arranged for a next door neighbor to look after her very first house while she was out of town for a training course. The neighbors forgot. The plastic pipes in her ceiling froze, broke, and split for several feet across each break. She lost 100 feet of pipe and the ceilings over the kitchen and two bedrooms. It took two very cold months to get the insurance adjuster in and then get workers to patch the ceilings. From then on, when going out of town in the winter, she cut off the water supply and drained the pipes! Don’t let that happen to you. Protect your pipes!

Holiday This is an ideal drink to serve at holiday parties. Serve it warm. Those who want something alcoholic can add a splash of rum. Ingredients • 1 gallon apple • 6 apples, cored and cut into 1 inch chunks • 4 (2 inch) whole cinnamon sticks • 1/4 teaspoon ground mace • 1/4 teaspoon anise seed • 1 teaspoon ground cinnamon • 1 teaspoon ground nutmeg • 1 teaspoon ground ginger • 3 tablespoons brown sugar • 1 orange, thinly sliced • 1 lemon, thinly sliced Instructions 1. Combine the cider, apple chunks, and cinnamon sticks in a large kettle and bring to a boil over medium heat. Turn the heat down to low and add the mace, anise seed, ground cinnamon, nutmeg, ginger and brown sugar. Stir to combine, and simmer for 20 minutes until the spices have developed their flavor. 2. Drop in the orange and lemon slices, simmer for 5 more minutes, and turn off the heat. Ladle the wassail into mugs and serve hot. Include a few pieces of cooked apple or a cooked orange or lemon slice in each mug.
