[email protected] www.clarkeandsimpson.co.uk Location Black Barn Farm is located on a minor country lane within the sought after parish of Charsfield and with views to the front over the adjacent valley. From the property itself, there are pleasant walks along Monewden Road and an assortment of public footpaths. The village has a primary school, first class playing fields with tennis courts and children’s playing equipment, and a public house, The Three Horseshoes. The property is located in an excellent position for access to Framlingham (5 miles), (4 miles), Woodbridge (6 miles) and the county town of (11 miles). Both Framlingham and Woodbridge are well known for their excellent schools in both the state and private sectors, with Framlingham having Thomas Mills High School and Framlingham College, and Woodbridge being home to Farlingaye High School and Woodbridge School. Woodbridge is located on the banks of the River Deben and offers a wide variety of shops and restaurants. The medieval market town of Framlingham, with its Norman castle, is also home to a good range of local shops and businesses. Ipswich has national stores, as well as trains to London’s Liverpool Street, scheduled to take just over the hour.

Description Black Barn Farm was originally run as a pig farm and as such has substantial buildings that were used for agricultural purposes. It is understood that the original prefabricated bungalow was constructed in the 1950s. It is of timber-framed construction with rendered elevations and it is anticipated that the local planning authority would look favourably upon an application to demolish this and construct a larger dwelling. Some of the former agricultural buildings have significant scope to be converted to residential use under Class Q of the Permitted Development Rights. It should be noted, however, that neither the vendor nor agents have approached East Suffolk Council about this and interested parties will need to carry out their own research. The property is not sold, however, subject to any overage clauses. Whilst the property is in a pleasant setting, with field views to the front, the adjacent farmstead (also at times known as Black Barn Farm) is home to a large range of poultry buildings, a grain barn and silo, along with grain drying equipment.
