• A pretty Detached Cottage situated within the rural hamlet of Northacre, Caston • Five Bedrooms; Two Bathrooms/Shower Rooms • Four Receptions including a Conservatory • Spacious Breakfast Kitchen • Character found throughout with Timber Floors, Exposed Beams, Fireplaces, Vaulted Ceilings and Slate Flooring • The Gardens extend to 1.5 acres • A Small Range of Outbuildings; Carriage Drive • The Accommodation extends to 2,100sq.ft • Energy Rating: E “This has been such a tremendous family home for us; both our boys have grown up here and we have all appreciated the amount of outdoor space and the cottage’s wonderful rural setting”, so enthuse the owners of this superb period cottage. Set in one and a half acres of grounds, the very oldest parts of Well Cottage date from 1810, with newer additions over the years, all of which sit most sympathetically as a whole. “The original parts of the cottage are just bursting with character, with all the gorgeous original features, yet you also have this tremendous living space with the more modern kitchen and conservatory” the owners add, concluding, “it’s the best of both worlds!” Offering compelling family accommodation within a charming rural hamlet that boasts a primary school and public house within walking distance, Well Cottage is simply delightful. Bursting With Original Features Originally two cottages, the oldest parts of Well Cottage form the impressive main reception hall and the gorgeous sitting room. “We use the reception hall as it was intended, but it could have many uses, not least as a second sitting room” the owners note. And what a lovely space. A mass of exposed beams and timbers generate an instantaneously intimate and welcoming ambience, with a lovely original fireplace as its centre piece. The sitting room is equally compelling, another room boasting a plethora of exposed timbers, with glorious wooden flooring and another feature fireplace. As the owners state, “both fireplaces are working, but we use the wood burner in the sitting room most – it is so lovely and cosy in the winter, definitely our favourite room.” Family Friendly The sitting room leads directly into the breakfast kitchen, which was completely replaced by the current owners in 2004. A really welcoming space, it’s quite a size and fitted out most sympathetically with farmhouse style cabinets and timber worktops. With quarry tiles underfoot and a number of exposed beams, this room feels totally in keeping with the rest of the cottage – and benefits from gorgeous views of the rear garden. There are double doors through into the conservatory from here, generating a most convivial family space. As the owners explain, “we added the conservatory in 2004 and one of the main reasons was to link the whole cottage together – so that the space is both more usable and attractive as a result.” The conservatory itself is a smashing room, large enough to accommodate soft seating down one end and a large dining table the other; it’s the owners’ room of choice for large family gatherings. “We always de-camp to the conservatory for Christmases and we’ve had lots of great dinner parties in there too” they confirm. Of course there are also delightful views of – and access onto - the substantial rear garden from the conservatory, rendering it an ideal entertaining space in the summer. Glorious Gardens The expansive rear gardens are a huge feature of Well Cottage. Designed to be relatively low maintenance, the formal gardens comprise a lovely expanse of lawn and a mass of mature shrubs and trees. There is also a most picturesque pond which attracts a lot of wildlife into the garden – including a huge variety and quantity of birds. As the owners confirm, “we have a fabulous amount of really colourful birds in our garden almost all year round – and one year we had a hen pheasant bring off 13 chicks from a nest under the kitchen window!” The garden has been a constant source of pleasure for the owners and their two sons over the years, with numerous games of football, cricket and badminton as well as regular camping parties on the lawn. “Both the garden and the cottage are just ideally suited to bringing up a family, with space for everyone to get on and do their own thing, but also wonderful social areas where we all enjoy getting together” the owners conclude.
