THE SITE – EX23 0HL

This is an opportunity to acquire a development site with the benefit of detailed planning permission (Ref. PA15/09444) for 20 dwellings in this sought-after village off the North coast. The planning permission is for a cross-subsidy residential development with 10 affordable dwellings (consisting of 6 for affordable rent (plots 1 to 6) and 4 intermediate homes (plots 7 to 10) for discounted sale or shared ownership) and 10 open market dwellings (including 3 detached dormer bungalows and 7 traditional two-storey houses). The site is situated on the eastern fringe of the village and is currently used for agricultural pasture land. It sits above the level of Hobbacott Lane and slopes gently up from north to south and extends to approximately 0.75 hectares (1.85 acres). The approved proposed plan shows the access to the retained agricultural field to the south which will need to be provided as part of the development of the site.

MARHAMCHURCH

This historic village is set amidst open countryside but is situated just off the A39 approximately 1.5 miles south east of and within easy reach of the North Cornish coastline. The Church of St Marwenne (hence the name Mar-ham-church) still dominates the village and with the newer houses tucked away in side roads, the nucleus of Marhamchurch has remained largely unchanged with the village square bordered by the traditional thatched or Cornish stone slate roofed properties that have stood for decades. The village has a pub (The Buller Arms), a Primary School and a community shop and the nearby town of Bude provides the local comprehensive school and larger supermarkets. The A39 which lies close at hand gives access north to Bideford and Barnstaple and South to and its international airport, Widemouth Bay is a very short drive away with its popular surfing beach and access to the North Cornish coastal path.

PLANNING

PA15/09444) for the proposed residential development (cross subsidy scheme) for 20 new dwellings (10 affordable and 10 open market) associated landscaping, access road and services at Land South Of Little Elm, Hobbacott Lane, Marhamchurch, Bude on 18th July 2016.
