SAVILLS CAMBRIDGE James Barnett & Lucy Banks Unex House, 132-134 Hills Road, Cambridge, CB2 8PA 01223 347 147 [email protected] Your attention is drawn to the Important Notice on the last page of the text SITUATION • Prominent position in attractive village on Cambridgeshire/ Suffolk border. • Conservation Area tucked away yet in the heart of the village. • Variety of shopping and recreational facilities at nearby Haverhill 1.8 miles, Linton 6.5 miles, market town of Saffron Walden 12 miles and Cambridge city centre 16.3 miles. • Selection of local primary schooling in the area. Choice of Independent secondary schooling in Cambridge. • Railway stations to London Liverpool St and Cambridge at Whittlesford (13.2 miles) and Audley End (14.5 miles) with M11 access junction 9 at Stump Cross (14.4 miles) DESCRIPTION With the classic symmetry of properties of this period and features including an attractive semi-circular fanlight within pillared door surround and pediment, stunning intricate cornices and an impressive turning staircase, this is a real delight for those seeking a period gem. The proportions of the principal rooms with their high ceilings, deep sash windows and fireplaces are very impressive. The dining room and first floor drawing room were extended in Victorian times creating semi-circular glazed “bays” enjoying views of the gardens and fields beyond. There is a “wing” to the left of the symmetrical Georgian facade which connects internally and provides further accommodation over three floors. Of brick elevations beneath a tiled roof, with attic dormers above the parapet, this Grade II* Listed property needs to be viewed to be fully appreciated. The property is mentioned in Pevsner’s Buildings of and the listing describes the following:- “Built by Sir John Jacob (whose tomb is in St Mary’s Church) for his son- in-law the Reverend A Oakes, about 1720. 2 storeys, attics and basement. 5 window range, double-hung sashes with glazing bars, in flush cased frames, with gauged brick flat arches. The centre window on the 1st storey has a shaped soffit. A raised brick band runs between the storeys. A central 6-panel door with raised and fielded panels has a semi-circular fanlight with fan glazing and a wood doorcase with panelled reveals, half columns and a pediment. It is approached by stone steps with iron railings.” The welcoming reception hall and inner staircase hall lead to the principal ground floor rooms - large dining room on the right with deep bow- shaped windows at the rear overlooking the garden, French doors to the side and inter-connecting doors to the sitting room (known as The Parlour) with raised and fielded panelling, fireplace with lightly carved pine fire surround and marble slips (similar to that found in the dining room), multi-fuel burner and two sash windows to the front. On the left of the staircase hall is the kitchen/breakfast room fitted with a range of base units and glazed china cupboards, central marble-topped island, shelved storage cupboards and drawers. In addition, there is an eye-level oven, hob, sink unit with drinking water tap and two sash windows to the rear with super views of the garden. The principal turning staircase with part panelled walls and arched window on the half landing (with super views) gracefully takes the visitor to the first floor drawing room with semi-circular “wall” of three sash windows – as in the dining room below – brick backed fireplace, dentilled cornicing, dado rail and stripped flooring. The principal suite of bedroom and dressing room and guest bedrooms are both part panelled with sash windows to the front and approached from the landing. From here, the inner landing leads to two bathrooms and provides staircase access to the attics and connects to the other wing of the house and a secondary staircase with four further bedrooms and a shower room over two floors. In addition, there is a lower ground floor (this too is approached via the secondary staircase) comprising a studio formerly original kitchens with brick floor and particularly lofty ceiling. Beyond is the laundry room, study and a rear lobby with part glazed door to the rear of the house and the former stables. The studio also provides one of the accesses to the vast cellars (the second being beneath the principal staircase) - thought to have been part of a much earlier – possibly Elizabethan - dwelling with narrow floor bricks laid in a variety of designs and a well. The attics tell another tale - with some evidence of the former maids’ rooms - although much of the partitioning has since been removed. The full layout of the accommodation and dimensions can be seen in more detail on the attached floor plans. The former red brick stables with loft room and a variety of vertical and horizontal sliding sash windows provide considerable storage and original stalls and may offer potential for development (subject to the necessary planning permissions).

OUTSIDE The property is approached over a shingle drive screened from the road by a tall curving Yew hedge. To the side is an additional access to the stable block and more recently built garage beyond. The gardens are a delight, with a paved terrace to the rear and shallow steps to the lawns, they are predominantly laid to lawn, terraced in part with deep borders and a retaining wall and path leading from the dining room to semi-circular steps and a seating area. Beyond of approximately 2.8 acres which can also be reached via a gated track running along the eastern boundary. The whole extends to approximately 4.2 acres.
